to support our Sunset Las Palmas Studios property in Hollywood, CA. The

Director, Operations

will lead and oversee all aspects of studio operations including management of 3rd party vendor services: Security, Parking, Janitorial, and Landscaping; fostering mutual collaboration to further develop and maintain a cross-functional team with the Construction, Engineering, Stage Management, IT, Broadcast Engineering, Sales, and Studio Operations departments to provide first-class service to our clients and tenants; planning, coordinating, and executing capital projects to make improvements to the lot-wide facilities; providing support and growth opportunities for the studio operations team; and, managing studio financial performance.

What You'll Do

Emphatically champion the Company as a premier destination for content companies and the partner of choice for their real estate needs. Evaluate and implement strategic plans and prioritize planned activities based on needs and resources. Develop and maintain efficient and sustainable workflows, staffing structures, and operational plans. Direct the day-to-day operations through leadership of studio operation team members. Ensure that contracts with third parties are properly negotiated and signed in a timely manner. Oversee daily client and tenant maintenance requests and ensure client satisfaction by providing prompt follow-up on requests. Provide superior operational management of the client relationships by providing timely response, creative problem solving and continuing with our approach to build upon a solution-based partnership. Oversee the day-to-day financial operations of the studio including management of capital expenditure projects and reporting and tracking, accounts payable, purchase orders, and enforcement of client contract terms. Oversee accounts receivables and assist managers with resolving any outstanding issues. Direct annual budgeting and planning process. Prepare the operating and capital budgets, clearly understanding corporate guidelines and NOI target. Manage the expense side of budget including the preparation of monthly report, identification of significant variances and resolution for negative variances. Conduct regular weekly property inspections noting maintenance and cleaning issues and prepare punch lists and assists with walkthroughs of projects with tenants or operations team. Hire and provide training, direction, feedback, and support to ensure employees understand responsibilities and are effective in their roles. Manage studio operations team by providing conflict resolution, supporting employee relations, and directing corrective action. Build consensus and a positive team dynamic among staff, ensuring strong communication and support among team members. Lead studio operations team to set deadlines, develop tracking systems and implement timelines, ensure policies and procedures are reviewed for accuracy and consistency to ensure goals are achieved in a timely and effective manner. Oversee coordination of client move-in / move-outs, etc. Assist in the oversight of special events and special projects. What You'll Need

Bachelor's degree required. 15+ years of experience in commercial real estate and/or entertainment studio operations at a senior level. 10+ years of direct supervisory and leadership experience of more than three direct reports and the ability to coach and train staff. Experience with high volume and/or complex scheduling preferred. Strong financial management skills. Excellent computer skills and demonstrated working knowledge of computers and software including high proficiency in Microsoft Excel. Ability to adapt to changing environment and perform in a fast-paced environment to manage competing priorities while staying focused and meeting deadlines without sacrificing accuracy. Detail oriented, well organized and able to handle logistical coordination in a fast-paced environment. Strong organizational and research skills, solid attention to detail, high accuracy, problem solving, decision-making and excellent follow-up skills. Polished professional demeanor with excellent written and verbal communication skills to write memos, letters and reports, and interact effectively with prospects, tenants, peers, vendors, staff, and management. Maintain a professional demeanor around clients, executives and on-lot talent.

Salary Range: $193,000.00 to $214,000.00 annually USD (subject to relevant experience)
