Community Manager opening at our Granby House community located in Norfolk, VA.

PURPOSE OF POSITION: Responsible for the overall management of the property, including maximizing rental income, maintaining the physical operations, ensuring financial efficiency, and ensuring the residents have a clean, safe, comfortable, and attractive place to live.

ESSENTIAL FUNCTIONS:

  1. Abides by and enforces the Fair Housing Laws.
  2. Actively participates in the leasing of the property while striving for quality residency.
  3. Oversees the financial activities of the property and handles banking duties.
  4. Troubleshoots resident problems and encourages resident renewals.
  5. Inspects property to ensure quality.
  6. Physically inspects each apartment on assigned community no less than annually.
  7. Prioritizes the work of subordinates.
  8. Collects rents, issues 5-Day Notices and evictions.
  9. Hires and disciplines employees.
  10. Supervises the security function for the protection of residents.
  11. Encourages a positive resident relations attitude.
  12. Oversees the preparation of financial reports.
  13. Acts as liaison with outside contractors.
  14. Oversees building repairs to ensure timely completion.
  15. Participates in annual budget preparation.
  16. Performs Employee Performance Review for Service Manager and all office staff at least annually.
  17. Attends scheduled corporate meetings.
  18. Approves and submits invoices.

OCCASIONAL FUNCTIONS:

  1. May supervise the pool personnel.
  2. May schedule property improvements.
  3. May prepare maintenance orders and supply requisitions.

EDUCATION, SKILLS AND EXPERIENCE:

Required: High school graduation, supplemented by some prior supervisory experience in a customer service environment.

Preferred: Some advanced college courses in the areas of management, public relations, or accounting, and at least two years of property management experience. A working knowledge of the Landlord-Tenant and Fair Housing Laws, computer experience.

SUPERVISES: Service Manager, Assistant Manager, Leasing Consultant, Retention Specialist, Gatekeepers, and all On-Site Personnel.

REPORTS TO: Regional Property Manager.
