Zinfandel Ranch Apartments is looking for an experienced Community Manager to join our team. This position is full time, benefit eligible. Scheduled hours are from Monday through Friday 8:30 AM to 5:30 PM.
Job Summary: The Community Manager oversees the day-to-day operations of the apartment community. This position is responsible for working with the Director of Multi-Family Residential Services to achieve the highest possible rental income, occupancy, and the lowest possible property expenses according to the building's approved budget and management plan.
Job Duties:
- Resolve resident issues or document incidents in preparation for legal action. Oversee and/or prepare all legal notices then issue them accordingly. Prior to eviction, discuss with the Director of Multi-Family Residential Services.
- Review, code, and approve invoices accurately and/or oversee the process and subsequent input to the computer, ensuring timely submission to corporate.
- Responsible for screening new rental applications by running credit checks, confirming employment and prior rental.
- Assure all income is deposited daily and applied correctly to the resident's ledger.
- Be familiar with the property budget and work with the Director of Multi-Family Residential Services to minimize expenses.
- Ensure all resident files are complete at move-in and at move-out discarding old files according to policy and procedures.
- Prepare and/or oversee the weekly and monthly reports for accuracy and submit to corporate per company policies.
- Enforce the community policies to ensure quality living standards in your community.
- Market the apartment community and oversee leasing duties to achieve the highest possible occupancy.
- Perform leasing functions as needed at each individual community and/or assist the leasing staff when needed.
- Inspect all vacant and rent ready units ensuring that all maintenance is completed prior to move-in.
- Ensure work orders are completed in a timely fashion and that you and your staff are giving outstanding customer service. Follow up with the residents to ensure that maintenance requests were completed to their satisfaction is highly recommended.

- 3 Years of Experience managing mid-size Residential Communities
- 1 Year of Experience People Management
- Yardi Experience preferred
While performing the duties of this job, the employee is regularly required to walk, stand; and use hands to handle/lift objects. The employee occasionally must be able to lift to fifty (50) pounds. Additionally, the employee, on occasion, must crouch, kneel, or climb stairs. Most work is performed in an office environment and requires the ability to operate standard office equipment and keyboards. Must have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading. Must have the ability to walk short distances.
