Summary of Responsibilities

The marketing & advertising specialist is responsible for executing property-specific marketing plans and promoting and implementing marketing-supported products and services to help properties generate leads, leases and grow occupancy. This role ensures that marketing products and services are correctly implemented and utilized. The marketing specialist is the liaison between properties and marketing management to resolve implementation issues and promote company guidelines and procedures.

Key Responsibilities

· Partner with leasing and operation managers to develop and implement strategic initiatives that generate optimum traffic and leasing performance for assigned properties

· Track and organize advertisements with paid partnerships

· Ensure each advertisement for every unit listed on the market has accurate information and is correctly feeding to partner sites

· Execute marketing tactics and strategies and identify opportunities for refinement and improvement

· Schedule, upload, and organize digital assets from varying media providers

· Provide guidance, support, and advertising assistance to leasing teams and ensure that marketing efforts are being managed and completed

· Monitor project timelines and engage with key personnel to ensure that projects are completed timely and according to quality standards

· Serve as the marketing liaison between properties and leasing teams

· Coordinate ordering and installation of new field signage and physical marketing materials on/at the properties

· Track KPI’s for specific marketing activities at assigned properties and make recommendations for marketing metric improvements

· Perform other duties as assigned

Marketing Strategy and Execution

  • Develop and execute comprehensive marketing strategies tailored to the property management / multi-family sectors.
  • Oversee daily the creation, management, and posting of content for social media, websites, email campaigns, and other digital platforms.
  • Analyze market trends to identify growth opportunities and adjust strategies accordingly.
  • Manage cost-effective marketing initiatives that yield high ROI.
  • Maintain consistent branding across all marketing materials and communications.

Lead Generation and Management

  • Implement innovative lead generation strategies to drive qualified leads for the leasing teams.
  • Monitor, analyze, and optimize lead flow to ensure steady growth in business opportunities through unit advertisements.
  • Work closely with management and leasing teams to align marketing efforts with lead conversion goals.
  • Utilize CRM (Appfolio) and analytics tools to track and manage leads effectively.

Team Leadership and Collaboration

  • Foster a culture of creativity, accountability, and excellence.
  • Collaborate with leadership teams across the different departments to align marketing initiatives with business goals.
  • Partner with technology providers to ensure marketing efforts leverage the latest tools and innovations.

Performance Measurement

  • Establish KPIs for marketing campaigns and initiatives, regularly reporting on progress and outcomes.
  • Conduct A/B testing and other experiments to refine strategies and improve performance.
  • Stay informed of industry trends and competitor activity to maintain a competitive edge.

Qualifications

Education and Experience

  • Bachelor’s degree in marketing, business administration, communication or a related field preferred.
  • Knowledge of CRM AppFolio a plus
  • One year+ of experience in marketing and/or multi family preferred.
  • Proven experience in the real property management at some level is preferred.

  • Knowledge of advertising options and when to consider each option for strategic communication efforts
  • Flexible and adaptable, with a strong ability to pivot quickly when the need arises
  • Able to manage numerous projects at the same time in fast-paced environment, while retaining accuracy and attention to detail
  • Intermediate to advanced level knowledge with Microsoft Office Suite including Outlook, Word, and Excel
  • Intermediate knowledge of SEO/SEM
  • Intermediate knowledge of Adobe Suite (Acrobat, Illustrator, Photoshop) or other image designing software
  • Strong organizational and analytical skills
  • Outgoing personality and comfortable engaging with others individually or in groups
  • Passionate about using technology to create efficiencies and generate ROI
  • Ability to work independently and prioritize effectively in a fast-paced environment
  • Excellent written and verbal communication skills
  • Exceptional project management skills are preferred

  • Required to complete and successfully pass the Fair Housing and Preventing Discrimination and Harassment training and other courses if assigned.
  • Must have strong leadership ability including effective decision-making and the ability to multitask
