Community Manager Job Summary:
As a Community Manager, you will oversee the property’s operations to ensure that exceptional service is delivered to all residents, and the property is meeting its financial goals. You’ll also serve as a leader in our organization, championing the Fourth Street Residential Core Values and ensure our team members have the tools and resources needed to make them and Fourth Street Residential successful.
Responsibilities, Essential Duties & Expectations:
- Oversees the day-to-day operations of the Portfolio by implementing policies, procedures, and practices to enable each property to meet budgeted financial goals and achieve operational performance objectives.
- Provides overall direction and supervision of day-to-day property management with oversight responsibility for management of the properties within the geographic region.
- Ensures timely and accurate reporting for the portfolio including vacancy and budget variances, staffing needs, upcoming inspections, and others, as noted on the monthly Operations Calendar.
- Conducts weekly compliance checks with Community Manager on all decided KPI’s.
- Regularly visits site offices, inspects field operations, and reviews periodic reports from community managers to determine progress of occupancy and maintenance projects alongside the Director of Facilities.
- Monitors and ensures adherence to all policies and procedures related to compliance with Fair Housing practices.
- Responsible for resolving resident relation issues and escalated complaints from residents.
- Inspects properties monthly to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency.
- Assists in or develops corrective programs for properties, when needed.
- Supervises and coordinates preparation of annual operating and capital budgets; monitors and makes recommendations on budget performance and prepares monthly or quarterly summary report of same.
- Trains and ensures Community Management Teams are utilizing all software’s efficiently.
- Partner with your Regional Manager and Home Office to prepare and follow an operating budget and to plan community capital improvements, repairs, contract developments, and negotiations.
- Oversee all accounting functions associated with the property, including processing invoices, paying bills, evictions, and managing resident accounts and charges.
Focus on performance metrics ranging from your community’s closing ratio to sales conversion rates to apartment turnover efficiency - and everything in between.
Education and/or Experience:
- High School degree or equivalent required, bachelor’s degree in Property Management, Business or related field preferred.
One – two years of experience as a Property Manager preferred

- Knowledge of and ability to perform required role in emergency situations.
Physical Requirements, Working Conditions and Other factors:
- Must be able to reach, bend, stoop, stand and lift up to 40 pounds.
- Must be able to sit for prolonged periods of time.
- Moderate noise level in the work environment.
