Express Employment is working with a local Shasta County Property Management Company.

About the Position:

We are seeking a dedicated and detail-oriented onsite Community Manager to oversee the daily operations and management of a property. This full-time role requires excellent organizational skills, strong communication abilities, and the capacity to handle tenant relations and property maintenance effectively. Compensation for this position will depend on experience and includes housing (rent) and a monthly stipend.

Job Description/ Responsibilities:

Daily Responsibilities:
Check and respond to voicemails and emails.
Review the calendar for appointments and scheduled tasks.
Monitor the property dashboard for updates.
Conduct property walks to assess conditions and identify maintenance needs.

Key Responsibilities:

Property Operations:
Assign, follow up, and ensure the completion of work orders.
Communicate with vendors for repairs and turnovers.
Conduct pre-move-out inspections and post-move-out unit walkthroughs.
Pre-schedule turnovers and ensure timely completion of all related tasks.
Oversee seasonal tasks such as cooler scheduling (spring/fall) and gutter maintenance (fall).
Perform annual property inspections and coordinate maintenance checks.

Tenant Relations:
Address and resolve tenant issues promptly.
Review and manage tenant past-due balances and credits, issuing appropriate notices.
Process and serve Three-Day Pay or Quit Notices and other legal documents as required.
Work with HUD to address tenant issues and ensure compliance.
Respond to disputes and ensure tenant satisfaction.

Administrative Duties:
Process move-outs and prepare security deposit itemizations.
Prepare and issue eviction-related documents, including warning letters and attorney files.
Review and approve bills for payment.
Evaluate rent increases in collaboration with the main office.
Review and schedule repairs based on maintenance checks and property inspection forms.


Qualifications:

Strong organizational and multitasking abilities.
Excellent communication skills, both verbal and written.
Proficiency with property management software and administrative tools.
Knowledge of HUD requirements and tenant relations.
Experience in property management or a related field is preferred.


Compensation:

Compensation includes housing (rent) and a monthly stipend, with the amount based on experience.
