Position Information:
- Salary Range: $26 - $28 hourly (DOE)
- Work Schedule: Tuesday - Saturday (9:00am - 6:00pm)
- Apartment Unit: This position comes with a comped apartment unit
- Non-Exempt
Job Summary
Under the supervision of the Regional Manager, the Community Manager is responsible for all operations of the apartment community, managing the community and operating budget to increase net operating income. The Community Manager will maintain the physical asset and ensure a quality living environment for residents while establishing a positive working relationship with community team members.
Essential Functions
- Lead direct reports to meet objectives.
- Respond to resident complaints and provide resolutions.
- Ensure and promote resident retention.
- Prepare lease documents and verify lease files and applications.
- Support quality control by ensuring accurate data recording in OneSite.
- Ensure timely posting of all monies in OneSite.
- Maintain delinquency below 1% at all sites.
- Process and approve all A/P in a timely manner.
- Monitor expenses, utility expenses, and payroll accuracy.
- Manage Capex Budget and oversee project completion.
- Inspect community conditions and complete monthly property inspection reports.
- Ensure timely turnover of vacant units.
- Ensure compliance with Fair Housing regulations.
- Address Risk Management issues and ensure safety functions are performed.
- Guide site staff in court proceedings.

- Analyze financial and vacancy reports.

Knowledge, Skills, and Abilities
- Proven leadership skills.
- Knowledge of organizational policies and procedures.
- Understanding of Fair Housing and Tenant Landlord laws.
- Ability to work with diverse populations.
- Strong verbal and written communication skills.
- Customer service experience.

Minimum Qualifications Required
- Bachelor's Degree in Business or related field preferred.
- At least 3+ years of property/community management experience.
- Experience with property operating budgets and financial planning.
Certifications
- Property Management Certification is a plus.
Computer Skills
- Knowledge of computer systems and applications.
- Proficiency in Microsoft Office and property management software.
Physical Requirements
Requires mobility to access various locations, some lifting, and normal range of hearing and eyesight.
Working Conditions
Normal office environment with exposure to outside elements.
