What we are looking for:

We are looking to hire a Community Manager to oversee the day-to-day operations of one of our Apartment buildings in Battle Creek, MI.

Compensation:

$55,000-$60,000
Leasing and Renewal Commissions
Monthly Bonus Potential

  • 2 years of Apartment Property Management experience
  • CPM or related certification is preferred
  • Strong financial analysis skills
  • Ability to manage and direct others

What you will be doing:

We are seeking a dynamic and experienced Community Manager to oversee the day-to-day operations of our property. In this role, you'll manage repairs and unit turns while ensuring tenant satisfaction and fostering positive relationships. You’ll coordinate with maintenance and leasing teams to keep vacant units market-ready, review vendor contracts, and analyze rents. The ideal candidate will have a strong understanding of financial goals, cost-effective operations, and a commitment to driving efficiencies and expense savings. Strong organizational and leadership skills are a must.

Core responsibilities include:

  • Coordinating and overseeing repairs and unit turns
  • Understanding financial goals and cost/benefit operational decisions
  • Coordinating and overseeing apartment and building repairs and tenant improvements
  • Ensuring Tenant needs are met, fostering a positive rapport with Tenants
  • Performing or directing daily, weekly, and monthly physical property and apartment inspections
  • Directing maintenance personnel, helping with follow through on repairs and maintenance
  • Ensuring maintenance and repairs are performed in a timely manner and per schedule
  • Reviewing vendor and contractor invoices
  • Working with the Maintenance department and the Leasing department to ensure that all vacant space is in "market ready" condition at all times
  • Analyzing and reviewing rents
  • Exploring and implementing practices for expense savings and efficiencies
