PURPOSE OF POSITION: Responsible for the overall management of the property, including maximizing rental income, maintaining the physical operations, ensuring financial efficiency, and ensuring the residents have a clean, safe, comfortable, and attractive place to live.

ESSENTIAL FUNCTIONS: Abides by and enforces the Fair Housing Laws, actively participates in the leasing of the property while striving for quality residency; oversees the financial activities of the property and handles banking duties; troubleshoots resident problems and encourages resident renewals; inspects property to ensure quality; physically inspects each apartment on assigned community no less than annually; prioritizes the work of subordinates; collects rents, issues 5-Day Notices and evictions; hires and disciplines employees; supervises the security function for the protection of residents; encourages by word and deed a positive resident relations attitude; oversees the preparation of financial reports; acts as liaison with outside contractors; oversees building repairs to ensure timely completion; participates in annual budget preparation; performs Employee Performance Review for Service Manager and all office staff at least annually; attends scheduled corporate meetings; approves and submits invoices.

OCCASIONAL FUNCTIONS: May supervise the pool personnel; may schedule property improvements; may prepare maintenance orders and supply requisitions.

EDUCATION, SKILLS AND EXPERIENCE:

Required: High school graduation, supplemented by some prior supervisory experience in a customer service environment

Preferred: Some advanced college courses in the areas of management, public relations, or accounting, and at least two years of property management experience. A working knowledge of the Landlord-Tenant and Fair Housing Laws, and working knowledge of LIHTC Prefered.

SUPERVISES: Service Manager, Assistant Manager, Leasing Consultant, Retention Specialist, Gatekeepers, and all On-Site Personnel

REPORTS TO: Regional Property Manager
