Job Summary:

The Floating Community Manager plays a vital role in ensuring seamless operations across multiple properties within assigned regions. This position provides support during property acquisitions, covers for managers on leave, and assists with operational challenges at various communities. The Floating Community Manager ensures that each assigned property maintains strong financial performance, high occupancy rates, and exceptional resident experiences while upholding Rutherford's standards of excellence.

Essential Functions of the Job:
  • Serve as an interim Community Manager for properties in transition, during acquisitions, or when existing managers are on leave.
  • Quickly adapt to different property environments, effectively managing teams and overseeing daily operations.
  • Monitor and drive occupancy goals, leasing activity, and revenue growth at assigned properties.
  • Conduct property inspections to ensure curb appeal, maintenance, and compliance with company standards.
  • Oversee leasing and renewal strategies, ensuring alignment with market conditions and financial goals.
  • Provide financial oversight, including budget adherence, expense control, and delinquency management.
  • Support and implement marketing initiatives tailored to specific property needs.
  • Enforce policy and procedure compliance to maintain operational consistency across properties.
  • Maintain strong resident relations, handling concerns promptly and professionally to enhance retention.

Knowledge, Skills, and Experience:
  • Minimum of three years of property management experience, with multi-site or floating experience preferred.
  • Strong knowledge of Fair Housing laws, eviction processes, and property management regulations.
  • Proven ability to quickly adapt to new environments and teams while maintaining operational efficiency.
  • Strong leadership, communication, and problem-solving skills.
  • Proficiency in Google Suite, Windows, MS Office (Excel, Word, Outlook), and property management software (e.g., Entrata).
  • Ability to travel regularly within assigned regions, sometimes on short notice.
