The position: We’re looking for a Community Manager to join the team!
The Community Manager is fully accountable for leading with purpose, always ensuring a high level of service at all times. Community Managers are also responsible for enhancing the value and integrity of the community, embracing the vision, mission and principles of the management and ownership team.
The Community Manager is responsible for the financial health of the community, to build and motivate high performing teams to maximize the performance of the community.
Essential Functions
- Act in an exemplary manner, demonstrating a servant leadership spirit towards all team members while creating a positive working environment leading the team to excellence.
- Accountable for the administration and overall property results in the following areas: Customer Service, Marketing, Leasing, Occupancy, Resident Retention, Collections, Compliance, and Maintenance.
- Demonstrated ability to prepare and submit annual budgets and income projections as well as, analyze and evaluate monthly and quarterly financial statements.
- Drive revenues with a thorough understanding and analysis of competition and development of creative marketing plans.
- Develop, mentor, lead and manage a high-performing and cohesive team, including leasing, customer service, maintenance and management personnel in order to maximize their engagement and minimize turnover.
- Supervise day to day operations of the entire on-site team, ensuring that all Bonner Carrington policies and procedures are being followed.
- Maintain effective on-site staff through interviewing, hiring and coaching team members as necessary.
- Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
- Work with Property Management Leadership to establish appropriate rental rates, cost/profit goals through market research.
- Monitor traffic leads to ensure maximization of marketing expenses.
- Understanding knowledge of on-site maintenance management requirements to ensure all physical aspects of the property are fully functional and attractive.
- Maintain residents’ files in accordance with company’s standards.
- Attend and participate in company related training programs as required to achieve personal and professional skill development.
- Requires the use of a personal automobile to attend company/industry related meetings and to conduct property banking and other errands.
This position has supervisory responsibilities to ensure the property is properly staffed and operates at a high level of effectiveness, consistently, and efficiently delivering excellent service and a superior product to residents. This position works with People Operations in the hiring, training, guiding and retention process.
Job Requirements
- Tax Credit experience Preferred
- Minimum of 3 years proven senior-level experience in residential or multi-family property management with a strong background in financials.
- Experience in supervisory role and managing staff
- Financials experience/experience writing and maintaining budgets
- High school diploma or equivalent
- Valid driver License and current auto insurance
- Participation and completion of all in-house training in leasing, assistant and management duties required throughout employment
