Job Description

We are seeking a dynamic and experienced Senior Community Manager to lead operations at a 764-unit garden-style community. This role is responsible for overseeing all aspects of property management, including financial performance, resident satisfaction, team leadership, and operational efficiency. The Senior Community Manager will lead a team of 17 associates, fostering a positive work environment while ensuring the community meets and exceeds occupancy, revenue, and resident retention goals.

Key Responsibilities:

Leadership & Team Management

  • Provide strong leadership to a team of 17 associates, including leasing, maintenance, and administrative staff.
  • Recruit, train, mentor, and retain top talent while fostering a culture of teamwork and accountability.
  • Conduct regular staff meetings and performance evaluations, ensuring goals align with company objectives.

Financial & Operational Management
  • Oversee budgeting, forecasting, and financial reporting to maximize revenue and control expenses every month.
  • Weekly reporting and meetings required with Asset Management.
  • Implement and monitor rent pricing strategies, including our revenue management software AIRM.
  • Ensure rent collections, delinquency management, and financial goals are met or exceeded.
  • Manage vendor contracts, bid processes, and property inspections for compliance and efficiency.
  • Meet quarterly and annual KPI goals set forth by JSR.

Resident Experience & Retention
  • Develop and execute resident engagement programs to enhance satisfaction and community culture.
  • Handle escalated resident concerns and ensure superior customer service is delivered.
  • Maintain a strong online reputation and ORA score by addressing resident feedback and maintaining high review scores.

Maintenance & Asset Management
  • Oversee property maintenance and curb appeal, ensuring adherence to quality and safety standards.
  • Collaborate with the maintenance team to ensure timely work order completion and preventative maintenance programs.
  • Implement capital improvement projects and renovations as needed.

Compliance & Risk Management
  • Ensure adherence to Fair Housing, landlord-tenant laws, and company policies.
  • Conduct regular audits and property inspections to maintain compliance with safety and regulatory requirements.
  • Address emergencies and crisis management efficiently.

Qualifications:
  • 5+ years of property management experience with a proven track record in leadership and financial performance.
  • Experience managing large teams (10+ associates) and high-unit count communities (500+ units).
  • Strong knowledge of property management software Yardi.
  • Expertise in budgeting, financial reporting, and revenue management strategies.
  • Excellent communication, organizational, and problem-solving skills.
  • Ability to thrive in a fast-paced environment and make strategic business decisions.
  • Strong understanding of Fair Housing laws, local regulations, and compliance requirements.
