CVG Properties is actively searching for an experienced and motivated property manager to oversee three beautiful multifamily townhome communities (114 units total) in the Salt Lake City metro area. The multifamily properties are: The Village at Church and Main (56 units-Layton); Parkview Townhomes (24 units- North Salt Lake); The Linq at Sugarhouse (16 units-Sugarhouse)

As the CEO of these multi-million-dollar multifamily properties, the Property Manager is tasked with overseeing and optimizing all property operations, general administration, and maintenance of the property. Starting with a focus on providing best-in-class customer service to our residents and to all potential residents, the property manager will ensure efficient operations through proper revenue and expense control, vendor relations, maintenance, lease administration, team building and monthly reporting. The Property Manager is the top site-level position and reports directly to the Regional Manager who works out of the corporate office.

Specific Responsibilities include:

  • Embodying an owner's mindset.
  • Overseeing leasing administration and directing sales/marketing activities
  • Monitoring CVG's Key Performance Indicators (KPI's), which involves managing the property to the approved operating budget, overseeing the lease-up of the property, collecting rents, managing delinquency, and submitting weekly and monthly reports.
  • Creating a positive environment that promotes a strong resident experience.
  • Working collaboratively with other staff members in a highly entrepreneurial environment.
  • Managing projects ranging from marketing initiatives to capital expense projects
  • Developing and managing property budgets
  • Working closely with the Maintenance Service Manager to make sure that the community, apartments, and turns align with company standards
  • Evaluating the property daily for curb appeal and general cleanliness
  • Coordinating with vendors and contractors regarding work scheduling, billings, vendor relations, Approving and submitting all invoices to the corporate office for payment on a weekly basis.
  • Completing lease forms or agreements and collecting rental payments and deposits
  • Conducting market surveys and providing trend report information. Shopping the competition and staying aware of neighboring market conditions
  • Supervising staff as applicable.

Specific Skills, Qualifications, & Education Required:

  • High school graduate or GED. Associates or bachelor's degree preferred.
  • Certified Apartment Manager (CAM), Accredited Resident Manager (ARM), Certified Property Manager (CPM) designations are preferred.
  • 2 or more years as a Property Manager, 3 or more years on-site as a Leasing Consultant and/or Assistant Community Manager; will consider 3 years supervisory experience in a customer service-related business with appropriate certification(s).
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Achieve Fair Housing certification prior to interaction with prospects or residents.
  • Competence in personal computer skills, keyboard, internet search, math, including Yardi, Microsoft Office Suite including Word, Excel, Outlook, and Teams.
  • Experience using Yardi or other property management software is beneficial
  • Participate in training to comply with new or existing laws.
  • Professional phone etiquette when interacting with tenants, vendors, and other stakeholders.
  • Be able to work evenings and weekends if necessary.
