Job Description
Residential Community Manager
We are looking for a residential community manager primarily for two buildings with a total of 242 units.
What you will be doing and what you need to be successful at the job:
● Understanding operations, lease terms, lease enforcement, and resident rent collections.
● Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage team members, including third party vendors.
● Respond to questions, resolve emergency issues, and determine appropriate course of action.
● Oversee and participate in all aspects of rent collections, file necessary evictions, and ensure landlord/resident laws are followed.
● Supervise the turnover of apartments for move-in and move-outs
● Perform daily physical inspections of the property and coordination with the maintenance team
● Ensure property compliance with OSHA, Fair housing and Colorado residential landlord/tenant laws
● Issues appropriate notices (i.e. late payments, evictions, NSF checks)
● Obtain bids for repairs and maintenance projects and vendor services
● Complete vendor service contracts
● Complete annual budgets, owner reports, financial reports
● Approves invoices from vendors, contractors, and service providers
● Building strong working relationships with our residents by providing outstanding customer service
● Collaborate with team members to plan and organize resident events
● Will be required to assist with other projects and activities as needed on the commercial buildings or as requested by the Director of Property Management
Qualifications:
▪ Proven experience in property/community management or a related field is preferred.
▪ Experience with AppFolio and Yardi software a plus
▪ Ability to maintain positive relationships with internal and external contacts
▪ Self-motivated with attention to detail and follow up
▪ Knowledge of housing assistant regulations is a plus.
▪ Strong understanding of Fair Housing regulations, legal administrative practices and residential real estate laws.
▪ Excellent phone etiquette and communication skills are essential for effective resident interaction.
▪ Ability to work independently while also being a team player in a dynamic environment.
▪ Strong organizational skills with attention to detail to manage multiple tasks efficiently.
▪ A background in law or sales can be beneficial for navigating tenant agreements and negotiations.
