Job Description

The Assistant Community Manager is responsible for overseeing all day-to-day activities of the apartment community. This position is accountable for achieving the financial, operational, and business objectives of the property. The Assistant Community Manager is expected to provide unparalleled customer service, creating a strong sense of community for all residents. This individual is also responsible for supervising on-site staff, ensuring all operations are functioning properly and in accordance with company standards.

Responsibilities

  1. Monitors and enforces compliance with all pertinent company policies, procedures, and standards related to operations and employment.
  2. Understands local and federal laws as they pertain to leasing, evictions, deposit accounting, fair housing, risk management, and OSHA requirements.
  3. Has a clear working knowledge of community accounting and operating procedures.
  4. Remains informed about current market developments including competition’s occupancy, rent structure, amenities, and current concessions.
  5. Maintains a flexible schedule and is able to fill in other positions as required.
  6. Interacts with prospects, residents, and team in a professional and courteous manner, assisting with questions, solving problems, and any other duties required.
  7. Ensures property is rented to fullest capacity, utilizing marketing strategies to secure prospective residents and enhance closing techniques.
  8. Demonstrates ability to understand financial goals, operating the asset in owners’ best interest in accordance with company requirements.
  9. Maintains accurate records of all community transactions and submits them on a timely basis, including rent rolls, delinquency reports, move-in/move-outs, invoices, etc.
  10. Manages resident concerns and requests on a timely basis to enhance resident satisfaction with management.
  11. Assists the Community Manager in operating the community within budget parameters while increasing Net Operating Income.
  12. Strengthens the success of staff through ongoing training, instruction, and leadership, providing daily/weekly staff schedules and assignments.
  13. Generates necessary legal action, documents, and processes in accordance with state and company guidelines.
  14. Assists the Community Manager with supervision of maintenance and leasing staff.
  15. Manages the leasing and renewal process by guiding the team through effective sales and customer service retention strategies.
  16. Trains and develops employees to ensure the team meets their full potential.
  17. Monitors rent delinquency for all current and past residents.
  18. Performs other duties as required.

Requirements

  1. Bachelor’s Degree preferred.
  2. Three to five years of experience in residential property management.
  3. Experience with market-rate communities.
  4. Strong computer skills, especially in the Microsoft Office Suite and Yardi Voyager software.
  5. Working knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, and other laws as they relate to property-specific guidelines and occupancy standards.
  6. Very organized and detailed with the ability to see the big picture.
  7. Must be able to identify and resolve problems in a timely manner and gather and analyze information skillfully.
  8. Complies with all Jones Street Residential policies and procedures.
