Summary of the Position:
Asset Management focuses on asset strategy, business plan development and execution, investment performance, investment decision analysis, lease analysis, a redevelopment management within the operating portfolio. The Analyst will be involved with quantitative financial modeling, asset performance analysis, annual budget, quarterly reforecasting, and reporting for the Studio real estate portfolio. The role will also collaborate in a dynamic team environment and interact with senior management and departments across the company.
Key Responsibilities:
- Annual budgeting and reforecasting in coordination with operations, leasing, design & construction, marketing, technology, and traditional asset management teams.
- Develop compelling and effective monthly and quarterly reports for senior management and investors synthesizing Studio's performance, operational updates, and strategic initiatives, working alongside Studio's global operations and leasing teams and Tishman Speyer's portfolio management, asset management, and corporate finance groups.
- Support Studio's operations and leasing teams to maintain monthly P&Ls and performance data, track budget variances, and assess and implement ongoing strategic processes.
- Work with the leasing team to analyze lease terms and assist with lease negotiations for potential deals to ensure occupancy targets are met for each asset.
- Spearhead setup of new Studio locations, working with our Leasing and Operations teams, covering all aspects of our flex office platform. Areas will cover pricing, leasing, budgets, performance reporting, and tax/accounting coordination.
- Think strategically and broadly about Studio assets, looking deeply at the properties through a traditional asset management lens but also think creatively about ways to maintain a competitive advantage for the long-term.
- Analyze and manage tracking of various ongoing capital projects in coordination with design & construction teams and operations.
- 2-4 years of experience in an analytically rigorous Real Estate or Finance environment
- Unwavering attention to detail
- Excellent written and oral communication skills
- Proficient in MS Office suite, including advanced Excel and PowerPoint skills
- Experience with complex financial modeling
- Self-driven, proactive, and able to work independently while thriving in a collaborative team environment
- Strong project management and creative problem-solving skills
- The ability to work effectively with both peers and senior executives in a highly entrepreneurial, team-oriented environment
- Evident passion for real estate development and desire to build a career on the principal side
The base compensation range for this role is $90,000 to $110,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees. This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer's New York team, as we've considered factors specific to this geography.
