As a Marketing Specialist, in this remote position you will play a key role in developing and executing marketing strategies for our affordable multifamily portfolio. Your primary focus will be attracting, engaging, and retaining residents while enhancing property reputations and achieving company goals. You will lead marketing initiatives within your assigned region, leveraging innovative strategies to strengthen our brand, drive leasing efforts, and reduce vacancies.

ESSENTIAL JOB FUNCTIONS:
  • Lead regular occupancy meetings with on-site teams to identify challenges, analyze trends and data, and provide creative, data-driven recommendations to achieve property-specific goals.
  • Review Affirmative Fair Housing Marketing Plans (AFHMP) to ensure all properties comply with approved marketing strategies.
  • Develop and implement innovative marketing strategies to drive leasing, retention, and brand awareness across multiple properties.
  • Optimize website content to enhance functionality, improve user engagement, and support lead generation.
  • Configure, implement, and manage marketing software and technologies to improve efficiency and streamline operations.
  • Create and manage marketing templates and scripts for property teams to support consistent and effective outreach efforts.
  • Foster positive public relations at each site by encouraging teams to share successes and best practices.
  • Ensure marketing efforts remain within budget while exploring cost-effective and innovative approaches.
  • Identify and propose training solutions to enhance the marketing skills of site operations teams.
  • Regularly visit communities to engage with teams, gather insights, and maintain open communication with the marketing department.
  • Oversee the creation and execution of comprehensive marketing campaigns across digital ads, social media, email, traditional media, and other platforms.
  • Ensure consistency and integrity of brand messaging across all marketing materials and communications.
  • Develop and manage marketing materials for individual communities, including flyers, social media posts, email campaigns, mailers, and website content.
  • Manage property listings across various web platforms, ensuring accuracy, appeal, and regular updates.
  • Develop and manage clear, engaging content that explains key community details, income guidelines, and the application process while encouraging prospective residents to apply.
  • Adapt and distribute content across multiple channels, including the website, social media, advertisements, flyers, and property listings.
  • Monitor and manage online review platforms, responding to feedback to maintain a positive property reputation.
  • Track and report on marketing campaign performance, assessing effectiveness and return on investment (ROI).
  • Support internal resident engagement initiatives by creating content for community boards and programs.
  • Conduct market research and analysis to identify industry trends, including AI-driven strategies, and adapt marketing functions accordingly.
  • Assist with events such as property launches, leasing events, resident functions, and company events.
Anticipated salary range:
$65,000 - $78,000 USD per year

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate's qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate's background and the requirements of the position.

Qualifications
  • Bachelor's degree in Marketing, Communications, Business Administration, or a related field.
  • 2-5 years of professional experience in the multifamily industry.
  • Excellent analytical and problem-solving skills, with a data-driven mindset.
  • Exceptional communication and interpersonal skills, with the ability to collaborate effectively with diverse teams.
  • Demonstrates accountability and excels in a remote work environment.
  • Strong creative flair with graphic design skills, proficient in Adobe Creative Cloud and Canva, and a keen eye for detail.
  • Proficiency in Microsoft Excel for data entry, metrics and reporting.
  • Excellent communication, presentation, organizational and project management skills.
  • Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem-solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident-centered environment, ensuring empathy, respect, and cross-functional success in all interactions.
  • Willingness and ability to travel up to 30% as needed.
