Oak Harbor Village, located in Bolivia, North Carolina, is a newly developed 130-unit, 23-acre build-to-rent community designed to offer versatile living options. Each unit blends the convenience of apartment living with the comfort and aesthetic of a single-family home. Managed by Stark Living, the residential arm of Stark Enterprises, The Place to Call Home is Oak Harbor Village.

Job Title: COMMUNITY MANAGER

The COMMUNITY MANAGER is responsible for all phases of the operation of property, including leasing and resident retention, general administration, and maintenance of the physical plant. The manager directs and controls all personnel and resources to maintain the property in good physical condition with stabilized fiscal operations. Managers are in a position of responsibility whereby they are required to make important decisions.

Job Functions:

  1. Acts as a role model by demonstrating core values through work ethic and effective leadership.
  2. Monitor occupancy and revenue goals to ensure property performance aligns with budget expectations.
  3. Lead the team to create positive experiences for residents to maximize retention.
  4. Assess team member training needs and ensure understanding of systems and policies.
  5. Establish schedules and assign personnel for routine and preventative maintenance.
  6. Supervise and support other employees on property.
  7. Develop team members to meet key performance goals and succession requirements.
  8. Approve applications, leases, and renewals.
  9. Partner with marketing to shape local strategies based on market data.
  10. Ensure effective implementation of marketing campaigns and promotional activities.
  11. Meet revenue targets by making rate recommendations based on market data.
  12. Promote resident satisfaction by responding to requests and resolving service issues promptly.
  13. Seek interaction with residents to improve service delivery and enhance community events.
  14. Originates, approves, and submits purchase orders and processes vendor invoices.
  15. Oversee tenancy management, including inspections and evictions.
  16. Ensure community operations comply with company policies and legal regulations.
  17. Manage maintenance operations and ensure timely resident communication.
  18. Obtain competitive bids from contractors and supervise their work.
  19. Report accidents/incidents to corporate office and prepare reports.
  20. Participate in property management meetings, programs, and seminars.
  21. Conduct regular community inspections to ensure property standards are met.
  22. Oversee maintenance team for timely completion of work orders and resident satisfaction.
  23. Prepare and forecast annual budgets by analyzing financial statements.
  24. Monitor financial performance and maintain communication regarding property performance.
  25. Perform all other duties as assigned.
