Community Manager Job Description
The Community Manager reports directly to the Regional Manager and is responsible for the entire on-site operation of the complex. This role requires regular attendance during scheduled hours and the physical ability to walk the property, including stairs, to perform duties effectively. Responsibilities include:
- Monitoring the condition of the property and coordinating maintenance and repairs.
- Maintaining a valid driver's license.
- Establishing work schedules and standards, and assigning tasks.
- Ensuring compliance with company policies in financial and clerical procedures.
- Maintaining accurate records in the property management system, including leases, applications, and certifications.
- Preparing and transmitting reports timely and accurately.
- Processing invoices promptly with correct coding.
- Delegating tasks to office personnel and monitoring performance.
- Training staff and conducting monthly training sessions.
- Managing the project within budget and spending limits.
- Supervising all project employees, including hiring and firing, following company policies.
- Keeping the Regional Manager informed of major project progress.
- Supervising onsite personnel and fostering positive resident relations.
- Inspecting and approving all contract work on the property.
- Maintaining confidentiality of personnel and resident files.
- Approving payroll time sheets by the specified deadline.
Delegation of Authority
The Community Manager may delegate authority to key employees with prior approval from the Regional Manager. The Community Manager remains responsible for all delegated activities and must perform duties assigned by supervisors.
