Job Description Summary
Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals. Ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
Responsibilities
- Provides input into the development of budgets for the property by analyzing financial statements, reviewing marketing information, and accessing operational reports to establish performance patterns.
- Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted promptly, making financial deposits, and preparing monthly financial reports.
- Approves vendor invoices, ensuring validity of work or products, and manages communication between vendors, accounting, and owners.
- Controls expenditures within the approved budget and manages petty cash.
- Oversees lease enforcement, including application approval, inspections, evictions, and fee collection.
- Implements marketing and leasing strategies based on current market trends to achieve occupancy and revenue goals.
- Promotes resident satisfaction by responding to inquiries and resolving issues promptly. Ensures maintenance staff meet company standards.
- Conducts property inspections to ensure safety, cleanliness, and appeal.
- Supervises property staff, including hiring, training, and performance management.
- Maintains the client/owner relationship through meetings, updates, and responsive communication.
Physical Demands
- Ability to stand, walk, sit, bend, and climb ladders. Work outdoors in all weather conditions. Lift weights up to 25 pounds independently and 50 pounds with assistance. Travel as needed. Work flexible hours including evenings, weekends, and holidays.
