has an opportunity for a Full-Time Community Manager to join our team at Stillwater Crossing!
Stillwater Crossing is an affordable apartment community in Bend, OR with 240 units.
The Community Manager will work to ensure that the property meets all ownership goals and objectives, enforce Guardian Management policies and procedures, and adhere to Fair Housing and Landlord Tenant Laws at all times. Responsibilities include supervising staff and vendors, providing outstanding customer service, maintaining curb appeal, ensuring timely property maintenance, safeguarding financial health, ensuring compliance with government and program requirements, and completing all paperwork and reports on schedule.
We seek a dynamic self-starter who enjoys teamwork and excels in a fast-paced environment. The ideal candidate will be highly organized, professional, and communicative. The candidate must have at least two (2) years of experience managing affordable multifamily properties, including experience with LIHTC/RD and Yardi. A solid understanding of property management duties and operations is essential.
Schedule: 40 hours/week; Monday - Friday, 8:00 AM - 5:00 PM
Compensation: $30-$32/hr + benefits!

Qualification Requirements:
- High school diploma or GED
- Minimum two (2) years managing an affordable multi-family community
- At least one year developing and maintaining an annual budget
- Experience with LIHTC/RD affordable housing
- Proficiency with Yardi
- Excellent attention to detail and organization
- Strong math and financial skills
- Fluent in English (reading, writing, speaking)
- Effective communication skills
- Ability to complete training requirements within deadlines
Essential Functions:
- Represent Guardian professionally at all times
- Coordinate efforts to meet property management obligations
- Manage property operations in compliance with laws (Fair Housing, Landlord Tenant Laws, OSHA, etc.)
- Assist in developing operating and capital budgets
- Analyze financial statements and manage cash flow
- Complete resident income certifications accurately and timely
- Administer budgets, review operations, and recommend improvements
- Manage revenue collection and documentation
- Maintain confidentiality of resident and property information
- Supervise staff, including hiring, evaluating, coaching, and disciplining
- Manage timekeeping and approve staff hours
- Oversee leasing efforts and tenant relations
- Collect delinquent accounts and coordinate with accounting
- Engage and supervise vendors
- Approve invoices for property upkeep
- Collaborate with corporate departments
- Lead staff meetings and document minutes
- Seek continuous improvement in work processes
- Perform other duties as assigned by the Portfolio Manager
