POSITION SUMMARY
The role requires an eye for detail and the ability to positively describe to Community Team members, Trade Partners, HOA management companies and all stakeholders the SHAZ standard for the overall Community maintenance, presentation, feel, and experience. A successful candidate will be able to drive results through a collaborative vision, effort, and sense of pride in how our communities look.
The Community Manager works as the gatekeeper for maintaining the Shea Homes brand, company image, and positioning across our communities to ensure they are maintained at the highest level, which will require regular visits to the communities.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
• Bachelor's degree or equivalent combination of education preferred
• Strong ability to maintain relationships with external and internal customers
• Effective communication skills including verbal, written, and listening skills
• Commitment to customer service
• Ability to work well within a team environment and be a positive contributor
• Demonstrated ability to plan, organize, and prioritize responsibilities to meet deadlines
• Requires the flexibility to work within established frameworks while also being able to handle the unexpected, anticipate situations, make decisions, and take quick action
• Must be detail-oriented and conscientious with a strong work ethic
• Must be energetic and enthusiastic with a positive attitude
• Ability to handle confidential information discreetly
• Ability to work proactively and with little instruction on day-to-day work
• Proficiency with MS Word, Excel, Outlook, and PowerPoint as necessary; ability to quickly learn Salesforce.com, EnterpriseOne, InteliChief, and other database software programs required.
GENERAL RESPONSIBILITIES
• To project a positive and professional image and provide a high caliber of customer service when representing Shea Homes/Shea Signature Series to internal and external customers.
• To be a well-skilled team member that produces excellent quality of work.
• To use time and resources effectively when carrying out daily responsibilities.
• To seek new opportunities to continuously improve processes by contributing ideas, being cost-conscious, developing new procedures, and helping to resolve challenges daily.
• To communicate effectively and hold accountable all relevant internal customers, trade partners, and vendors to meet all requirements.
• Commitment towards the goals of the organization, as a whole.
• Continue professional development in the homebuilder industry to obtain a higher level of knowledge.
• Regular visits to all communities to ensure agreed upon level of appearance is met
• Schedule and coordinate trades for maintenance items needed within the community and model complexes in conjunction with Operations, Land, and HOA Management Companies
• Ensure consistency in all communities to improve efficiencies with all teams
DUTIES AND RESPONSIBILITIES

Community and Model Management Responsibilities:
• Regular community visits
• Model complex and community zone of beauty
• Entry monument
• Lighting
• Water features
• Common areas, parks, and amenities
• Dirt lots and parking lots
• Order and maintain onsite signage
• Model maintenance
• Coordinate Furniture repairs/cleaning
• Coordinate regular Carpet repairs/cleaning
• Coordinate Pool and water feature repairs/cleaning
• Regularly scheduled replacement of air filters
• Coordinate Pest control maintenance - Bug/Bee/Bird/Rodent removal
• Coordinate Drywall repair and Paint touchups
• Landscape inspection - Plant replacement and Irrigation repairs
