We provide exceptional customer experiences and create solutions for neighborhoods that positively impact communities by providing unparalleled expertise in real estate, investment, development, construction and management.The Maintenance Technician repairs and maintains all mechanical, electrical equipment, plumbing fixtures, structural facilities and grounds of the property. The Maintenance Technician works towards the common goals of satisfactory cash flow, positive resident relations and optimal resident retention. The Maintenance Technician will also regularly communicate with all necessary Milhaus employees, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.Key Job Duties and ResponsibilitiesReceives service work orders, performs required work within the established time frames to ensure service is completed within 24 hoursPolices grounds as first task daily and throughout day, as neededRefurbishes vacant units within five (5) working days or lessCompletes painting, cleaning, grounds work, etc., as neededPlants, prunes, weeds, seeds or removes foliage, shrubs, trees or grasses or other grounds work, as requestedOperates various mechanical or electrical equipment or garden toolsAssists with completion of preventative maintenance and housekeeping inspections of apartment unitsReports any property losses or liability related incidents to appropriate parties on a timely basisReports any work-related injuries to appropriate parties on a timely basisComplies with all local, state and federal regulations as well as all company policies and proceduresCompletes other duties as assigned by supervisor Requirements Minimum one year demonstrated experience in the maintenance and repair of mechanical and electrical systems, plumbing and groundskeeping.High School Diploma or equivalentHVAC Certification (preferred or willingness to obtain upon hire) *subject to needs of property deemed by property manager.Valid Driver's License and reliable private transportationEnglish language proficiency both written and verbal.Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulationsAbility to operate a two-axle motor vehicleMust be able to lift up to 50 poundsMust be able to perform all duties related to fine detail of mechanical devicesAbility to operate all necessary tools to perform the essential functions of the positionDemonstrated experience and working knowledge of OSHA standards and other environmental safety standardsAbility to perform a variety of duties in all types of weatherAbility to maintain 24-hour on-call statusBenefitsHealth, Vision, & Dental insuranceHSA account with employer match of $500/FSA for dependent careShort-Term DisabilityCompany Paid Long-Term leaveDisability and Life Insurance401K Match4 weeks accrued PTO11 Paid Holidays30% discounts on apartmentsTuition/Certification ReimbursementWellness Bucks ProgramWellness Program and CompetitionsPaid Maternity & Paternity BenefitsEmployee Assistance ProgramPet insuranceMore!We stand as one team dedicated to transforming neighborhoods.
