POSITION SUMMARY:
The Regional Director of Sales and Marketing, Onboarding/Offboarding serves as leader and liaison for new developments or existing senior living and care communities as they transition onto the Health Dimensions Group (HDG) portfolio. This person will be an integral member of the Transition Team, as well as partner with the Marketing and Communications Team, to ensure a seamless and successful community onboarding and offboarding experience to the management portfolio. ESSENTIAL ACCOUNTABILITIES:
Provides oversight to HDG’s new developments and onboarding communities, driving both sales and marketing strategy development and occupancy results during start-up or transition phase. Serves as key member of the Transition Team and acts as a project manager for the sales and marketing components of the onboarding phase. Attends all internal and external onboarding meetings and onsite visits as required. Develops HDG sales and marketing transition plan, serving as primary owner to ensure the plan is updated regularly, components are completed, goals are met, and key milestones are communicated. Serves as a key liaison between HDG sales, operations, marketing and communications, corporate team members, managed community team members, clients, and ownership groups as directed during transitions. Collaborates with the Executive Director and the Director of Sales and Marketing, if applicable, during the management transition, as well as with the Director of Managed Community Marketing. Assists Senior Vice President of Operations and Onboardings, Director of Managed Community Marketing, and finance as needed with the establishment of the transition budget, especially around occupancy, rates, community incentives/discounts, and sales/marketing salaries and bonuses. Oversees and provides onsite support and direction to the onsite leadership, sales, marketing, and admissions team during transition to ensure occupancy and census goals are met in alignment with transition budget and plan. Evaluates sales, marketing, and admissions and move-in processes, including inspection of resident rooms and rent-ready units, and develops an improvement action plan as necessary. Evaluates onsite sales, marketing, and/or admissions team members for Right Person Right Seat (RPRS) and develops an improvement action plan. Evaluates payer sources/payer mix and referral source relationships and ensures integration in short- and long-term sales and marketing strategy. Reestablishes contracts with paid referral sources. Assists in the re-establishment of any managed care/third-party payor contracts in coordination with the revenue cycle management team. Conducts onsite brand assessment, including sales and marketing materials such as sales packets, rate sheets, uniforms, stationery, business cards, on-hold system, etc. and coordinates with Director of Managed Community Marketing for development or other solution. Reviews current rent rolls and evaluates incentives and discounts in place and makes recommendations during the transition period. Conducts market review, including competitor landscape/summary, and ensures integration in sales and marketing strategic plan. Leads the onsite leadership team, in coordination with the Regional Director of Sales and Marketing and Director of Managed Community Marketing, in the development of the sales and marketing strategic plan. Develops new lease/residency agreements and ensures the agreements executed are completed at transition. Successfully transitions to and trains on HDG’s preferred CRM platform, e-signature tool, and other aspects of EHR. Provides training to onsite team on HDG’s Caring Above and Beyond sales and marketing core processes. Participates in onboarding onsite meetings and ensures distribution of communications and welcome materials in community. Develops sales and marketing information and data and/or due diligence requests, organizes materials, and files all deliverables submitted. Updates all applicable checklists and notifies appropriate team members. Successfully transitions sales and marketing oversight to Regional Directors of Sales and Marketing. Leads and supports special projects as assigned. Performs other duties as assigned. REQUIRED KNOWLEDGE, SKILLS, ABILITIES, AND EXPERIENCE:
Experience:
Bachelor’s degree in Business, Health Care Administration, Nursing, Communications, Marketing, Journalism, or a related discipline. Five years of senior living or care director of sales and marketing experience. Previous experience managing multiple sites and/or projects or serving as a project manager. Previous experience working in senior or health care required.
Knowledge:
Proficiency in Microsoft Office.

Strong decision-making skills, with the ability to effectively prioritize tasks and solve problems in a fast-paced environment.
Abilities:
Ability to work well under pressure, manage multiple projects simultaneously, and meet deadlines. Ability to travel domestically approximately 80%; ability to work occasional evenings and weekends as needed for specific project support. Ability to develop and maintain positive working relationships with clients, colleagues, and team members at all levels of the organization. Handles confidential information with a high degree of tact and professionalism.
