Bay to Beach Builders, Delaware’s premier custom home builder proudly serving the community for 22 years, is seeking a talented, creative, and experienced residential architect/designer with a passion for designing custom homes. This management position leads our CAD design team and collaborates daily with all other departments within the company. As a custom design-build company, exceptional design skills, attention to detail, and superb management abilities are essential for success in this role. All candidates' portfolios and samples of single-family home designs will be carefully evaluated. This is an exciting opportunity to contribute to unique residential projects that bring homeowners' dreams to life. This is not a remote position. Great compensation and excellent benefit package.

Responsibilities:

• Develop comprehensive, permit-ready blueprints for custom homes.
• Prepare detailed construction documents, including cross-sections, framing diagrams, and specifications.
• Collaborate with homeowners and our building team to ensure designs meet aesthetic, functional, and regulatory requirements.
• Coordinate with local permitting authorities to ensure compliance with zoning and building codes.
• Provide technical guidance during the construction process as needed.
• Meet with clients to capture their ideas for their dream home and determine needs and requirements.
• Assist in the design and preparation of plans for new models and update existing models, emphasizing value engineering and high-quality construction documents.
• Interpret and implement building code changes into the base plan database of working drawings.
• Prepare start packages (blueprints, plot plans, permits, etc.) for assigned jobs.

Qualifications:

• Bachelor’s degree in Architecture or related field preferred but not required.
• Minimum 5 years of experience designing and producing high-end custom home plans.
• Demonstrated experience with residential design and permitting processes.
• Proficient in CAD software and architectural drafting tools.
• Strong knowledge of building codes, structural systems, and construction methods.
• Excellent creative and visualization skills.
• Ability to manage multiple projects and meet deadlines.
• Must be flexible and able to adjust to evolving tech environments.
• Professional attitude and appearance daily with both clients and team members.
