Essential Functions and Responsibilities:Builds, trains, and leads the Division sales and marketing team to achieve business plan objectives for sales and closings.Research market pricing and establishes weekly sales updates and new home releases for communities' strategic positioning in every submarket and performance optimization.Review and approve all sales contracts and report sales results to Division President.Review all weekly reports and provide feedback to the sales team by collaborating about ideas on driving traffic and leads to produce sales in each community.Establish and manage the agenda for the bi-weekly sales meetings.Conduct sales backlogs weekly to ensure projected closings are achieved by resolving lender or contingency issues.Tour other homebuilders in each community monthly and maintain a Competitive Market Analysis (CMA) for each community within the assigned area that encompasses all product, incentives and promotions.Interface with prospective and current homeowners to solve any concerns and ensure customer satisfaction.Work closely with the Corporate Marketing team in the implementation of all marketing including promotions, grand openings, press releases, new community announcements, social communications, etc.Train the sales team to ensure company objectives are thoroughly explained and objectives are met.Build and maintain a disciplined sales force that sells homes, enhances operational and transactional efficiency, provides clean contracts, and promotes customer satisfaction in a high-volume atmosphere.Ensure that the sales team leverages use of technology tools and CRM systems.Work with marketing, IT, operations, and all other departments in managing new community startup process.Manage and review division pages on the website.Knowledge, Skills and Background:

Backlog management of new homes sales and closings.Business Plan performance management and strategic mindset to deliver profitability to the Division.Ability to analyze and scrutinize sales and financial reporting metrics as set forth by the company.Strategic business mindset with an emphasis on the sale of new homes.Demonstrated ability to drive conversion ratio of leads to sales.Detail oriented to ensure accuracy of pricing, incentives, contracts, and other pertinent information.Exceptional written and verbal communication skills.Education and Experience:

Bachelor's degree in a related field or equivalent combination of education and experience is preferred.5+ years of experience in the new homebuilding industry including a sales role is required.3+ years in a sales management role including training, coaching, leading and motivating a team is preferred.
