Essential Functions

Oversees, in collaboration with the VP of Sales and Marketing, the use of marketing budget dollars to assure optimal exposure and maximum efficiencies. Coordinates planning and use of marketing budget dollars to create shared efficiencies in media.

Assists community and regional leadership teams with performance diagnosis, including creating and implementing field performance plans.

Actively partners with Sales, Marketing, Training and Development, People Services, and Operations in the recruitment, interviewing, hiring, training, coaching, evaluating, and disciplining of all sales positions.

Oversees and/or completes the marketing plan and budgetary process for the area. Partners with the marketing team in the development and modification of short and long-range community marketing plans and budgets by providing competitor information and data. Develops sales plans to support the budget and achieve the desired objectives.

Coordinates the completion of competitive analysis on all communities within the area and keeps current on competitive projects and programs in the marketplace. Understands local markets within the assigned area and makes pricing and toolbox recommendations as needed.

Monitors marketing and sales performance expectations. Assesses the skills and abilities of sales staff and coaches, trains, and motivates as appropriate to achieve goals. Reviews and analyzes weekly and monthly sales and marketing reports to ensure accuracy of information and to make recommendations for necessary changes.

Conducts quality assurance calls on all selling/marketing staff, including business development calls, and analyzes competitor data for community staff.

Visits each community within the area on a scheduled basis, approved by the VP of Sales and Marketing, and partners with on-site marketing teams and Executive Directors in the execution of the sales and marketing programs and strategies to achieve and maintain full occupancy as defined by the community’s business plan. Attends and participates in team meetings within the area.

Partners with Training and Development to actively participate in sales training activities.

Promotes the company in a positive manner and sets an example for company standards. Serves as a consensus builder among community Sales and Operations teams.

Encourages teamwork through cooperative interactions with the Regional Vice President of Operations and other home office associates. Educates and supports Operations partners on sales and marketing programs for their respective communities.

Maintains comprehensive knowledge of the lead tracking/management system, troubleshooting, and training. Monitors community lead and business tracking systems, sales tools, and resources to ensure compliance with system usage and follow-up statistics.

Develops a culture that supports intra-company transfer policy to enhance resident retention within the managing company system.

Oversees the business development coordination between communities to provide optimum results without duplication of resources.

Performs other duties as needed or assigned.

Education and ExperienceBachelor’s degree in marketing or related field from a four-year college or university is preferred.

Five to ten years’ experience in marketing/sales. Experience in senior living, healthcare, or hospitality industry and a minimum of two years in a multi-community role with management responsibility preferred.

Knowledge of sales and marketing, including principles and methods for showing, promoting, and selling products or services, marketing strategy and tactics, sales techniques, and sales control systems.

Consultative selling skills highly preferred. Knowledge and understanding of the senior market and various senior living products.

Workable knowledge of personal computers, including proficiency in Microsoft Office and Windows.

Experience with Customer Relationship Management software.

Certifications, Licenses, and other Special RequirementsFrequent car travel requires the incumbent to possess and maintain a valid driver’s license. Ability to work some evenings/weekends and travel 70% of the time by air or car.

Essential SkillsExcellent written, verbal, grammatical, and punctuation skills. Excellent organizational skills, knowledge of various advertising media including newspaper, radio, television, periodicals, and web-based media and social networking sites. Able to write and place specific ads and articles in support of sales and marketing efforts. Professional and great interpersonal relationship skills. Working knowledge of the seniors housing sales and marketing industry. Able to perform and interpret competitive and market analysis and assist in evaluating new acquisition and expansion opportunities, and ability to travel to communities as required, including interim assignments in communities during periods of personnel transition. Detail-oriented, self-motivated, and able to work independently and make decisions. Skilled in conflict resolution. Able to work well under pressure, resolve conflicts, prioritize tasks, and follow through with ideas.
