Job Description: Under the guidance of the Vice President of Store Development, effectively and efficiently support the three phases of the store development process. The first phase is the Real Estate phase.

During this phase, the Director of Store Design will support the Real Estate Development Team with consultative oversight for construction costs used in determining total project costs and ultimately rent. Design Phase. During this phase, the Director of Store Design will collaborate to ensure plans are drawn in accordance with HTeaO Brand Standards, will support Store Design through the issuance of a Building Permit (BP), and will support Finance to obtain project financing. Construction Phase. During this phase, the Director of Store Design will manage the General Contractor relationship to ensure timely delivery of all facets of construction, including consistent attendance to weekly meetings, providing weekly progress photos, and oversight and management of Master Service Agreement timelines. The Director of Store Design will collaborate with Legal and the VP of Store Development on establishing the MSA. They will be responsible for facilitating the MSA negotiations. The Director of Construction will also support the Development Services Team, the Franchise Partner, and the General Contractor). This to ensure the following:

I.) a strict schedule is followed, II.) ensure Vendors are supported to achieve their onsite deliverables, mainly using pre-install checklists, and III.) obtain a Certificate of Occupancy (CO), and iv) obtain a Brand Standards Certificate (BSC).

Performance Standards:

Support Real Estate Development by ensuring the following: Providing consultative insight to construction costs related to single-tenant development opportunities. Collaborating with Franchise Partners, General Contractors, and Finance to obtain commercial construction estimates and bids for financing. Providing consultative insight for field-related construction. Assessing the overall viability of construction through a comprehensive understanding of site conditions, projected site layout, and technical site reports (including geotechnical and phase I), and by being able to effectively translate and communicate the cost impacts. Supporting contract/lease negotiations to ensure timely and professional responses to technical, construction-related questions.

maintaining regular communications on progress of site acquisition. Attending trade shows, if applicable.

Design Phase. Collaborate with Store Design by the following: Performing plan reviews throughout the Design and Permitting process to ensure compliance with HTeaO Brand Standards and to mitigate field-related construction issues. Communicating with key vendors to align construction documents with field install conditions. Collaborating with Development Services and vendors to negotiate and procure materials for the field. Manage Sign permitting: Collaborating with Store Design to ensure Brand Standards are met. Ensuring timely submittal of all required documents to the appropriate municipality through approved sign vendors.

Support Store Design. Attend Design Review Committee (DRC) meetings. Providing supporting material required for SUP's, PUD's or similar municipal designations, and subsequently attending Planning & Zoning (P&Z) and City Council meetings, if applicable.

Support Project Management. Provide consultative insight for construction bids using historical costs and the HTeaO Standardized Bid Template. Provide consultative insight on General Contractor selection. Obtain from the General Contractor a Gantt chart. Assists with accurate scheduling of vendor installs through key construction milestones.

Support Finance. Provide historical construction costs and timely, professional responses to construction-related questions in order to obtain financing. Construction Phase. Manage the General Contractor. Ensure attendance on construction progress calls with Development Services and the Franchise Partner. Hold the GC accountable to the current MSA. Ensure they are held accountable to their contractual timelines with the Franchise Partner. Perform in-person site reviews, if applicable. Ensure site readiness to accommodate Vendor onsite deliverables. Support Project Management and the Franchise Partner. Resolve field issues through the completion of construction and occupancy to Store Launch. Assists in obtaining weekly site progress photos. Liaison between the General Contractor and key vendors to mitigate the risk of field change orders. Perform in-person site reviews, if applicable.

Skills and Experience:

This is an office position located at: 1322 Ranchers Legacy Trail, Fort Worth, TX. 76126Must have 7+ years' experience in Commercial Construction Management, including reviewing, editing, and interpreting construction documents.Must have 3-5 years' experience in Microsoft Excel/Google Sheets/Smartsheet. - Must have 5+ years in Construction Design management, with proven track record of on time, on budget, and quality-delivered projects.Must have 5+ years' experience in Franchise-related Construction Project Management. - Must have above-average experience in legal document interpretation, such as AIA General Contractor Agreements, AIA Subcontractor Agreements, and Master Service Agreements. - Must exhibit a proven capacity to effectively manage Construction Design and Project Management teams, including collaboration with Real Estate, Finance, Legal, and Design and Construction consultants.Must have exceptional written and verbal communications skills.Must have exceptional interpersonal skills.Must have exceptional time management skills.Must have exceptional budgetary management skills.Must have exceptional negotiation skills.
