Primary Job Responsibilities:

Reporting to the Senior Vice President of Property Management, the Marketing Director oversees all aspects of marketing and social media including, but not limited to, monitoring activity on all social media sites, including resident and employee posts. Also designs and creates marketing material and any other projects relating to marketing and social media.

Essential Duties & Responsibilities (including but not limited to):

Website & AdvertisingSet up and verify new community internet ad listings.Research advertising enhancement options.Evaluate and generate educated suggestions for effective, cost-efficient advertising.Negotiate, Request, Review and Delegate Contract Agreements (i.e., J. Turner Research, Rent.com, etc.).Track advertising spend for all properties.Generate and analyze lead reports with National/Regional Leasing Director.Review Google Analytics.Update advertised concessions accordingly across internet listings.Manage and update content for all property websites.Set Up & Manage Integrations/ ILS Lead Tracking.Generate resident email blasts via message center.Set Up/Update Text Alerts.Work with Web Designer on SEO / SEM.Assist with the organization and preparation for advertising events (expos, fairs, etc.).

Marketing & Resident RetentionShare outreach marketing ideas.Assist in researching products and pricing, designing/setting up print files, updating files accordingly.Order marketing materials- Property Specific (signs, banners, brochures, etc.).Create Surveys / Analyze Results.Brainstorm resident event ideas.Create and share resident events calendar.

Social MediaSet up social media accounts for entire portfolio.Administrate social media accounts for all properties.Update info/content, Assign admin permissions upon turnover, etc.Set up and manage all social media accounts for NBPM.Post daily updates, relay and research complaints/issues posted by residents and generate responses, manage content and info.Promote a positive online reputation through social media.Monitor and Manage Online Reputation for entire portfolio.Set up alerts and monitor online mentions of NBPM and Properties.Share/discuss any review posts & reputation concerns with the Property Manager, Regional Manager and/or Senior Executive VP.Assist with generating positive review posts for the properties.Assist with generating and posting effective responses to property reviews.Create and post effective responses to reviews.Brainstorm and implement social media contests/promos.

DesignInfographics for social media.Design brochures, flyers, rack cards, and other printed marketing items.Design bootleg signs, banners, and other customized curb appeal promo items.Design newspaper ads, direct mailers, billboard ads, and other digital or print ads.Continuously improving/updating visual content for properties including floor plans, photos, and videos whether it be through Photoshop, Illustrator, etc., or professionally by third parties.Assist with Logo Design for new properties when needed.Assist with designing resident program materials like Resident Guide, Resident Follow-Up Cards, Maintenance Cards, etc.Create/Update Forms including applications (property specific), guest card, outreach marketing log, etc.Newsletter Templates.Reformatting and optimizing content, forms, and documents for web.

Other dutiesGenerate names for new communities.Involves research of existing community/company names within the market.Research products and services to improve performance and efficiency (reputation manager, SEO services, lead manager, online leasing, etc.).Research latest trends, brainstorm, and present ideas to help our company stay relevant and innovative.

Qualifications:Minimum five years social media and marketing background overseeing a small to medium size company.Must have BS degree in Marketing or similar study with a minimum of 5 years' experience.Self-motivated and able to work independently with minimal supervision.Excellent verbal, written and interpersonal communication skills.Ability to multi-task and maintain organization in a fast-paced environment.Must have the interest and ability to learn and to be trained through continuing education opportunities.Experience with Photo Suite or other marketing design software, as well as expert level knowledge of Social Media sites such as (but not limited to) Facebook, Glassdoor, LinkedIn, Twitter, etc.Familiarity with multi-family property management industry is a plus.

Requirements:Ability to illustrate success overseeing all functions of social media, including responses to negative comments in a professional and timely manner.Creative and unique design capability to keep ahead of marketing and social media trends.Other physical requirements such as lifting (up to 50 pounds), bending, reaching, etc. may be required in performing your duties.In addition to extensive mobility, there are also times that required infrequent mobility or sitting in one position for long periods of time.Must have reliable transportation to and from work and be able to travel on occasion when requested.Some overnight travel may be required.

Salary:

$120k - $150k DOE
