The Marketing Director is responsible for envisioning and delivering the marketing strategy for our portfolio of communities nationwide including acquisitions and new development lease-ups. This position will drive the development and implementation of marketing plans that achieve brand awareness and revenue growth.

Ready to make your application Please do read through the description at least once before clicking on Apply.As the Marketing Director, you will work closely with our COO, VP of Marketing Analytics, and Property Leadership to identify market trends to develop pricing strategies, both traditional and digital marketing efforts, and marketing campaigns to attract qualified traffic and manage the execution of all activities. You will collaborate with the SVP, Communications to develop strategic Marketing & Communications Plans for both new and existing properties.

Your role will be multifaceted, encompassing website strategy, search engine marketing (SEO/PPC), social media advertising, internal listing site strategy (ILS), CRM innovation, and performance analysis. You will manage our external SEM agency and ILS partners.

The Marketing Director will report directly to the COO. This role will have a hybrid schedule, which will be a mix of working on-site and from home, with up to 50% travel required as needed throughout all AVE markets nationwide.

Responsibilities:

Brand Marketing Strategy

Develop and implement strategic brand marketing plan to achieve company objectives and targets, with a primary focus on enhancing our online visibility, driving traffic to our website and deliver an elevated user experience

Serve as a change agent to bring digital thinking and make end to end consumer experiences a priority for the organization

Develop go to market strategy in new markets to achieve property specific goals and drive leasing velocity from pre-leasing through stabilization

Meets with Property Leadership to develop marketing strategies and campaigns and manages their execution to drive sales goals

Participate in department and interdepartmental planning and management teams, and works cross-functionally to improve processes within the organization

Educate on-site leadership on the digital landscape, processes, and strategies

Web Strategy and CMS

Drive the development and implementation of digital marketing strategies

Collaborate with brand, in house, and external teams to ensure that our digital approach is aligned with brand pillars, marketing objectives and business goals

Lead SEO and SEM strategies to improve our online visibility and drive organic and paid traffic to our website

Develop and implement a comprehensive paid social media strategy across multiple platforms

Develops email marketing strategy, segmentation, and automation to nurture customer relationships and drive conversions

Collaborates with SVP, Communications and Web Marketing Manager to develop web strategies to enhance the user experience of the website including site navigation, content development, check-out funnel and promotional campaigns

Work with operations and sales team to optimize E-Commerce software and CRM capabilities to support the business needs

Manage relationships with external agencies and vendors through negotiating contracts, managing performance, metrics and identifying opportunities for collaboration and mutual growth

Online Listing Site Management

Manage strategy and partnerships with online listing sites (Apartments.com, Zillow, Apartmentguide, Apartmentlist, etc.)

Responsible for implementing furnished listings on 3rd party platforms including but not limited to Airbnb, VRBO, Furnishedfinder, etc.

Other

Stay informed about industry trends and best practices in digital marketing, continuously seeking opportunities to innovate and improve our online marketing efforts

Ensure AVE remains a leader in the digital space by staying ahead of technology trends and opportunities

Collaborate with external vendors and agencies, such as web developers, designers, and advertising partners, to execute digital marketing initiatives and achieve business objectives

Requirements:

Bachelor's degree in marketing, business, or a related field

5-8 years of experience in marketing, with a focus on developing digital marketing strategies and driving results, preferably in multi-family or hotel/hospitality

Proven experience developing and managing searching engine marketing (PPC/SEO) strategy to drive traffic and customer acquisition

Multi-family lease-up strategy experience desirable

Proven track record of successfully developing and executing marketing campaigns that drive growth and brand recognition

Strong leadership experience influencing change internally/selling programs to executives desirable

Exceptional communication and interpersonal skills with attention to detail and the ability to convey complex business strategies clearly

Strong knowledge of emerging marketing trends and technologies

Demonstrates strong business judgment and sound decision-making skills; identifies, prioritizes, and articulates highest impact initiatives

Experience managing external partners and agencies

Strong analytical skills and experience using web analytics tools (e.g., Google Analytics) and ability to make data driven decisions

Ability to collaborate effectively with cross-functional teams

Strong project management skills and ability to manage multiple projects simultaneously

Supervisory or managerial experience a plus

Certifications in digital marketing or related fields (e.g., Google certification) are desirable
