Job Description:

The Sales/Marketing Director, under the direction of the President and Regional Manager, will play a crucial role in managing and optimizing our online presence, lead conversion processes, and lease renewals for approximately 1,200 apartments. This individual will be responsible for a variety of tasks aimed at increasing revenue and enhancing our marketing efforts.

Responsibilities:

Manage and Monitor Website/Online Advertising:

Oversee the company’s website and online advertising campaigns.

Ensure all online advertisements are accurate and up-to-date.

Regularly review and assess the effectiveness of ad spending to optimize ROI.

Create social media presence and campaigns to increase visibility.

Leasing Team Management:

Motivate a team of leasing consultants to meet occupancy goals.

Train leasing consultants.

Develop and implement marketing programs with community outreach.

Prospect Management and Closing:

Manage team to convert leads into property showings.

Enhance leasing agents skills on property showings for prospective tenants.

Train leasing agents on closing and finalizations of leases.

Tenant Renewal Management:

Work closely with leasing agents to increase renewal rate.

Manage leasing team to ensure high tenant retention rates.

Tenant Retention Activities:

Plan and execute tenant engagement activities, such as food trucks, charity collections, and seasonal events.

Work closely with tenants to ensure a positive living experience and address any concerns promptly.

Dynamic Rental Rate Management:

Collaborate with the head of the department to adjust rental rates based on market conditions and occupancy rates.

Monitor market trends and provide insights to optimize rental income.

Qualifications:

Minimum of 7 years experience in leasing/marketing/training of multifamily properties.

Successful track record of meeting occupancy and revenue goals.

Demonstrated ability to analyze multifamily markets.

Strong understanding of online advertising and website management.

Excellent communication and negotiation skills.

Ability to analyze and optimize ad spending.

Experience in tenant relations and lease management.

Strong organizational skills and attention to detail.

Ability to work independently and as part of a team.

Ability to multi-task.

Proficiency in Real Page/Onesite (or equivalent) and relevant software’s and tools.

Job Type:

Full-time

Pay:

$95,000.00 - $135,000.00 per year
