Community Chance builds and invests in new construction residential real estate in Seattle in the Magnolia neighborhood. Our aim is to develop and maintain unique properties with timeless design and long-term value. We build custom high-end residential homes with ADUs and DADUs, adding density to one of Seattle’s oldest neighborhoods and increasing our city’s needed housing supply. All projects are owned by Community Chance and built in Magnolia, so there are no retail customers to guide or manage.

We are looking for a talented and experienced licensed architect to join our dynamic team, designing and supporting 2-3 projects per year. The ideal candidate will have a strong background in 3D architectural design and interior/exterior design, with a keen eye for detail and a passion for creating inspiring yet timeless spaces. This role involves working closely with the developer and superintendent to deliver high-quality design solutions from concept to completion.

This is an ideal job for a senior architect who wants to build quality homes with an experienced owner/developer rather than managing retail clients. It’s an opportunity to leverage an existing architectural career to create places people love to live. And it’s a chance to work more hands-on in the field (if desired). We pride ourselves on producing high quality work with no short-cuts as well as a respectful working environment.There are no off-hour duties.

Key Responsibilities:1. Architecture

o Design and support 2-3 projects per year. Responsible for all phases of plan permitting anddocumentation, working with developer and other partner consultants (surveyor, civil, structural, landscape, arborist, etc).o Design optimal floor plans for each home and produce drawing sets for permit and construction. Set clear design directives and adhere to overall budget and brand objectives. Each project typically has 3 structures (they are either sold separately or retained as long-term investments): 3-story Single Family Residence 3200+sqft | 6bd | 4ba 3-story Accessory Dwelling Unit (ADU) 1000-1500sqft | 3-4bd | 2ba 3-story Detached Accessory Dwelling Unit (DADU) 1000-1500sqft | 3-4bd | 2bao Project manage the scheduling, intake, consultant deliverables, SDCI corrections, and final permit issuance. Act as a representative of the company in submittals and discussions with the city of Seattle.

2. Interior and Exterior Design

o Responsible for the selection and documentation of interior and exterior design of each projecto Create and document primary design concepts. Then produce the following documentation for use by trades: a) Exterior siding and color plan b) Interior finish and color plan (select cabinetry, door & closet hardware, lighting fixtures, plumbing fixtures, tile & grout, countertop, flooring, mirrors, etc) c) Electrical plan d) Plumbing and tile elevations.o Select and manage hardware, lighting, and plumbing fixtures on build.com.o Collaborate with superintendent to oversee installation of all design finishes and make corrections if/when necessary.

3. Marketing Materials

o Develop marketing materials for marketing and sales goals. This could include 3D visuals, propertyspecification documents, or flyers for potential buyers.o Meet with stagers for properties being listed. Manage photography, videography, and Matterportvendors.o Update and manage company project website pages. Potentially create company social media profiles.Qualifications: Holds a bachelor’s or master’s degree. Minimum 10 years of architectural experience including experiencewith developer clients. Must showcase a strong portfolio of completed projects and have deep knowledge ofSeattle permitting as well as building and land-use code – in particular ADUs and DADUs. Knowledge ofsustainable design practices. Holds a current Washington state architecture license. We will pay for any insurance needed. Skilled in Revit, Sketchup, and 3D modeling. ArchiCAD is acceptable. Competent in computer software such asBluebeam, Dropbox, Google Workspace, Adobe and Microsoft Office Suite. Capable of managing permitswithin the SDCI project portal and multiple projects in build.com. Excellent visual, written, and verbal communication skills. Strong project management and organizationalskills. Creative problem-solving abilities and attention to detail. Ability to work with minimal supervision andcollaboratively in a team environment. Are reliable, own their mistakes, and are open to coaching andcontinuous improvement. Passionate about residential design and looking to grow within a dynamic andcreative team.

Compensation: Looking for 80% full-time, so 4 days/week $128,000/yr for 80% full-time, so 4 days/week. This equals $80/hr plus a performance-based bonus.Equivalent to $160,000/yr if full time. Paid vacation and holidays – 5 weeks IRA with match Flexible working hours from remote office Collaborative and supportive work environment
