Brookfield’s Workplace Solutions group builds, delivers, and operates flexible workspace, turnkey solutions, and amenities under the SPACE+ brand across the portfolio. These spaces are designed to respond to our tenants’ shorter-term needs in the form of turnkey office solutions.

Brookfield Properties is looking for a Design Director to support and execute on multiple design projects across the portfolio for our SPACE+ business. As a Design Director, you will serve a critical role in delivering outstanding environments for our customers and innovating on the physical products we provide. You will work closely with other Design Managers, as well as the SPACE+ and asset management teams to take over current projects while simultaneously planning new projects to support the SPACE+ business strategy.

This is a highly entrepreneurial role for a creative self-starter who works comfortably in ambiguous circumstances, proactively seeks solutions to issues, and is excited to have a voice in design and product conversations across the organization.

Role & Responsibilities:

Lead and manage the design of projects in Space Planning, SD, DD, Construction Documentation, Construction Administration, and launch phases.

Have a hands-on approach in marking up layouts and drawings from third party consultants in order to provide direction and to align to our workplace planning philosophies.

Have a hands-on approach in finding/sourcing finish samples, light fixtures, etc from our materials library to provide direction to the design architect.

Manage multiple projects in different phases concurrently with different consultant teams consisting of architects, engineers, etc.

Manage and/or put together the specifications of furniture, accessories, artwork, and greenery on assigned projects.

Ensure that our product standards and guidelines are followed in design decision-making, advocating for both our brand and design vision, while managing the quality of vendor outputs.

Collaborate with internal cross-functional partners, including Construction, workplace operations, and technology teams, among others.

Support the development of team and cross-functional initiatives to reinforce business objectives.

Push us to continually improve by identifying opportunities to be more effective in our processes and workflows - either by doing things differently or more efficiently.

Identify design ideas, trends, and new product specifications to evolve our design standards and innovate our physical workplace products.

Build a positive culture on our growing team and have significant input to our design vision, strategy, and execution.

Develop and maintain project schedules, as well as reporting and mitigating deviations.

Budget reporting for purposes of project approval, tenant (or other) allocations, requisition approvals, as well as any project-specific reporting needs.

Your Qualifications:

Minimum 6-8 years commercial real estate interiors experience.

Minimum 10 years architecture or interior architecture firm experience.

Experience with Class-A office a must; exposure to other property types (i.e., mixed use, retail, and multifamily) highly preferred.

Experience and knowledge of the construction process as it relates to design, both in terms of relative cost and constructability.

Experience and knowledge of MEP/FP, acoustics, structural engineering, FF&E, AV/IT/Security, lighting design, and NYC building code and permitting processes.

Experience leading a team of 2-8 people, required, including third-party consultants.

Proficient in Bluebeam.

Knowledge in Procore and AutoCAD.

Compensation & Benefits:

Salary Type: Exempt/Non-exempt

Pay Frequency: Bi-weekly

Annual Base Salary Range: $130,000-$150,000

Medical & Pharmacy Coverage: Yes, under Brookfield Medical Plan

Dental Coverage: Yes, under Brookfield Medical Plan

Vision Coverage: Yes, under Brookfield Medical Plan

Retirement: 401(k)
