The Manager of Digital Marketing is responsible for supporting multifamily occupancy and revenue growth through data-driven digital marketing initiatives. This role involves optimizing digital channels, managing relationships with advertising partners, and collaborating with cross-functional teams to forecast trends, refine marketing strategies, and ensure resource efficiency. They hold expertise in CRM analysis, SEO, PPC, and cost-per-conversion metrics, with a strong focus on innovation, lead generation, and optimizing ROI.

ESSENTIAL FUNCTIONSLeverage Realpage Knock CRM to accurately track and analyze lead sources and interactions, providing actionable insights to enhance marketing strategies.Analyze forecasted occupancy trends to inform and optimize advertising budgets, ensuring resources are allocated efficiently to support leasing goals.Manage relationships with third-party digital advertising partners, including PPC and ILS platforms, to maximize ROI and ensure effective campaign execution.Analyze cost-per-conversion metrics to continuously refine marketing strategies and improve cost efficiency.Lead SEO efforts and optimize property websites to boost search engine rankings, improve user experience, and drive organic traffic.Collaborate with the Property Operations Team to set and manage annual advertising budgets, aligning financial resources with strategic marketing goals and property performance.Develop and execute comprehensive digital marketing strategies within the broader Marketing Plan, including marketing software onboarding & training, digital campaign strategies, and digital marketing initiatives, ensuring timely and budget-conscious delivery.Collaborate with the Marketing Team to optimize digital channels, listings, and assets, ensuring accuracy and consistency, while executing lead generation strategies to maximize ROI and support the Property Operations Team in achieving leasing and absorption goals.Proactively review weekly lease-up and watch list property digital marketing analytics and recommend strategic adjustments to optimize qualified lead generation and leasing outcomes.Continuously seek creative opportunities for innovation to enhance performance.Analyze market conditions, consumer insights, and competition to identify trends, leverage data-driven insights, and adjust strategies and tactics accordingly.Lead marketing data analysis and develop data interpretation acumen of the Marketing Team.Equip the Property Operations Team with tools and training to enhance their property's social media presence and online reputation.Drive momentum and impact the bottom line through fanatical attention to detail and results.Handle special projects or other duties as assigned.Experience and SkillsMINIMUM REQUIREMENTS

Bachelor's Degree in Marketing, Communications, or a related field required.5 Years in Real Estate Development, Management, or MarketingAbility to manage multiple tasks and work independently, with proven track record for successWork overtime when necessary; office hours may vary due to specific needs of the departmentKNOWLEDGE, SKILLS AND ABILITIES

Excellent verbal, written and interpersonal skillsSkills in copywriting and creative writingKnowledge of Google Analytics and WordPress websitesDriven to innovate and employ cutting-edge and creative initiativesKnowledge of digital strategy including social media, direct mail (email blasts), and Internet Listing Systems (ILS)Strong analytical skills, with the ability to interpret data and make data-driven decisionsHave the ability to inspire team membersRealize role on team, be sensitive to teammates, open to other points of view, and collaborativeSelf-motivated and work with minimal supervision.
