JOB TITLE: Senior Community Manager
REPORTS TO:
Regional Manager
FLSA STATUS:
Non-Exempt
POSITION SUMMARY: The Senior Community Manager is responsible for the overall management of multiple communities within the assigned portfolio including the development of marketing strategies focused on achieving occupancy goals, maximizing rental rates and collections, controlling expenses, and promoting outstanding customer service to residents.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
include the following but are not limited to:
All normal responsibilities related to being the Community Manager on their “home” property
Collaborate effectively with a Vice President or Portfolio Manager to oversee the operational and financial management of between 2-4 conventional and tax-credit apartment communities.
Conduct periodic site inspections to include curb appeal, physical condition, made ready units, grounds, file completeness and accuracy.
Work closely with Community Managers at assigned properties to evaluate and analyze their community’s performance from an operational and financial perspective.
Complete a thorough review of monthly operating statements, delinquency report and general ledger.
Maintain a working knowledge of operating conditions in the MSA and submarkets which their own and any assigned properties are located
Possess thorough knowledge of competitive properties and market knowledge of every asset in portfolio.
Conduct review of Community Manager’s annual operating budgets on each site and have final sign-off on budget for review by Regional Manager, Vice President and President of Operations.
Analyze operating expenses across their respective portfolio and disseminate best practices to maximize service and value while managing cost.
Possess a complete understanding of all applicable ownership structures, financing, management agreements and regulatory considerations including, but not limited to, LIHTC income limitations.
Coordinate with Regional Manager or Vice President to complete any new hires, terminations, transfer or reassignments required within portfolio of properties.
Assist Community Managers in resolving employee issues concerning performance evaluations, or employee disciplinary actions.
Reinforce Company Values in all property operations.
Qualified candidates will possess the following:
2+ years of experience as a multisite manager or requisite experience and demonstrable track record of success as a Community Manager.
Minimum of 5 years’ experience with Project Based Section 8 Housing
Both Conventional and Tax Credit experience is strongly preferred.
BA/BS degree strongly preferred.
CPM designation strongly preferred
Must be able to conduct a thorough analysis of a subject property to include assessing the Value of an Asset.
Must have high sense of urgency in completing all tasks, while maintaining a strong detail orientation.
Property Management specific software experience of some kind required. MRI preferred
Strong, positive, motivational leadership style in managing multiple teams to success.
Must possess extremely strong communications skills; both written and verbal.
Must have demonstrated conflict resolutions skills.
