Snyder Langston seeks an experienced construction professional to oversee the design management portion of preconstruction by ensuring that it meets the project goals and required criteria. This individual will be responsible for coordinating the delivery of design packages, facilitating design and constructability reviews, and ensuring smooth communication between design and construction teams. The desired candidate will have both field / preconstruction experience and a passion for innovation and technology. Primary Job Duties
Ensuring all drawings and documents are produced on time and to the highest quality
Oversee the design process using technical expertise while creating internal consistency of the design management process
Encouraging and inspiring design consultants to produce their best work while maintaining creativity, curiosity, and building trust in a cost-effective way.
Be responsible for companywide Design-Build and Design-Assist standards, implementation, and enforcement.
Reviewing designs with safety and logistics in mind
Mentor project staff and train design management techniques.
Facilitate, create, and/or outsource 3D models to solve constructability issues.
Coordinate with estimating department to ensure design intent is clearly understood
Promote Lean construction concepts including Last Planner sessions for design
Maintain thorough documentation of the design schedule compared to baseline
Keep up-to-date and advise Project Teams on changing building legislation and codes of practice relating to design
Supporting, understanding and advising the client as to the requirements and his/her obligations in the development of a building design.
Identifying mock-up opportunities for Project Teams
Minimize risk through the understanding of design related scopes and contracts.
Identify needed design scopes and coordinate responsibilities and processes related to timing of elements such as Deferred Submittals.
Proactively identify gaps between the agreed upon BOD and Owner’s requests as design evolves.
Work with AHJs to establish the appropriate design package permit submittal review process ahead of the start of permitting
Aid Project Teams in streamlining design changes, tracking upcoming bulletins and managing expectations for those packages.
Secondary Job Duties
Present design management and preconstruction approach to prospective Clients.
Engage with design-related professionals within organizations and networking opportunities
Train staff in the capability of BIM and knowledge of BIM software.
Qualifications
Education
Any combination of education and experience equivalent to: Associates degree in a related field.
Experience
Ten (10) years of related experience as an Integrated Design Manager, Design Manager, or Preconstruction Manager with experience on commercial, residential, mixed-use, and healthcare projects.
Qualifications
Understanding of design and document coordination
Knowledge of construction nomenclature and techniques (means and methods)
General understanding of all building types
Communication and training skills (verbal and written)
Strong teaching and coaching skills to bring new team members up to speed
Ability to communicate the benefits of design management to staff and potential clients.
Curiosity and the ability to come up with new ways of doing things
