The director of marketing is responsible for driving and executing marketing plans for the division’s new home communities. The director of marketing will work closely with the vice president of Hubbell Homes and sales leaders to ensure that all communities have the necessary materials and traffic levels to support sales goals on time and under budget.

Responsibilities

Plans and executes annual and quarterly marketing strategies and tactics to drive qualified traffic to communities to support the division’s business plan and improve the department’s performance.

Creates and oversees marketing and branding activities including collateral and materials, web/video/photo content, digital, electronic, and social media, print, advertising, signage, direct mail, and more.

Determines the quarterly and annual budgets. Establishes and executes the division’s marketing budget including event planning, promotional materials and other outreach methods, and codes relating invoices.

Oversees coordination of and attends special events, community activities, and on-site events to assist with managing event vendors and traffic flow.

Executes sales center fabrication, ordering, and programming.

Develops annual and quarterly marketing “calendar of events” for the division.

Reviews regular market research and homebuyer profiles and advises division leadership on market trends and opportunities. Ensures on-site and online sales teams understand our segmentation, strategy, unique selling proposition, and competitive advantages/disadvantages.

Takes a leadership role in the branding and opening of new communities and the launch of new products and plans. Works with leadership to ensure that all sales tools needed are in place prior to opening and that community appearance meets our standards.

Works closely with leadership to measure sales and traffic, evaluates sources/drivers of same, adjusts campaigns accordingly to maximize visitors to community sales centers, and capitalizes on digital traffic resources.

Sources, engages, and manages strategic partners, including agencies, consultants, freelancers, and other suppliers including contract negotiation, budget management and workflow.

Evaluates new technologies and opportunities to improve the homebuying process from the customer’s perspective.

Responsible for company website, ensuring all information on hubbellhomes.com is accurate, including inventory listings, pricing, community page information, etc.

Responsible for online reputation management incorporating our 5 Star Service Initiative along with corporate communications.

Evaluates under-performing communities and puts together an action plan with buy-in from sales leadership.

Oversees digital marketing efforts, including search engine optimization, search engine marketing, blogs, email marketing, referral programs, and branding for organic and paid marketing efforts.

Works collaboratively with corporate communications and marketing on the development of overall communications and brand strategies.

Manages and coaches the marketing project manager on strategy, execution, and planning.

Lead and oversee the online sales team, driving performance, through strategic planning, setting clear targets, and fostering a collaborative environment to meet or exceed revenue goals.

Requirements

Bachelor’s degree in marketing, journalism, advertising, or related field

Four to six years’ online/digital marketing experience and demonstrated knowledge of social media, blogs, and email marketing principles required

Prior experience in online sales environment required

Proficient with MS Office Suite including Word, Excel, Outlook, in addition to Adobe Creative Suite

Success Factors

Knowledge and experience of homebuilding, real estate, and new home sales a plus

Strong working knowledge of Facebook, Instagram, YouTube, Twitter, TikTok, paired with interest in evaluating new social channels

Ability to write and deliver quality, effective communications materials

Demonstrated ability to plan, organize and prioritize responsibilities to consistently meet deadlines and customer needs

High energy and self-motivated, with strong sense of creativity

Excellent verbal and written communication, editing and proofreading skills

Ability to educate, inform, and influence the targeted communication audience

Ability to handle multiple tasks, prioritize, and meet deadlines under pressure

Requires the flexibility to work within established processes while also being able to handle the unexpected, anticipate situations, make decisions, and take quick action

Must be able to multitask in a fast-paced environment adjusting priorities as needed

Ability to work in a team capacity and be a positive contributor

Ability to coach and mentor marketing specialists

Must be detail oriented and conscientious with strong work ethic

Ability to handle confidential information discreetly
