We are looking for experienced Strategic Marketing Analyst to join our team in our Woodstock, Georgia office. Position Summary:

Primary responsibility: To research, track and report on competitive information for all communities, established, future and/or close out, to include preparation of Land Committee Presentation Packages.

Secondary responsibility: To provide marketing support in North of metro Atlanta and South Tennessee market areas to ensure operational success. Serve as co-owner of web site content, creative execution and event planning.

Note: The ideal candidate for this position should live near the above-mentioned areas of town and/or have a strong familiarity with them.

Essential Functions: Core duties or tasks fundamental and not marginal to the performance of the job.

  1. Consistently monitor and analyze data and trends (i.e., community traffic assessment, market research, absorption rates, etc.)
  2. Assist in determining new home prices, home site premiums and release of home sites in upcoming projects
  3. Complete competition studies monthly, and monitor changes and additions to community’s current competition for both existing and upcoming projects
  4. Preparation of Land Committee Presentation Packages and coordination of such between multiple disciplines
    1. Market research to include MLS services, private market research subscriptions and personal onsite visits to competitive communities, etc.
    2. Product recommendations based on competitive market analysis
    3. Forecasting price trends, option choices, lot premiums and absorptions
    4. Marketing plan preparation with assistance of Marketing Manager
  5. Ability to meet deadlines of necessary reports in conjunction with Inspection Periods and Closing Dates for contracted projects
  6. Analysis of underperforming communities to include competitive market research, site visits and recommendations to improve performance
  7. Coordinate and implement all Smith Douglas public relations events and materials to build an effective brand.
  8. Complete website updates to community web pages as needed on a timely basis.
  9. Assist Sales Manager in defining Sales Center and Model Homes. Review selections based on demographics.
  10. Monitor effectiveness of all marketing trade partners and vendors.
  11. Work with creative production agency to produce marketing collateral for communities.
  12. Join and actively participate in local sales, marketing and home building organizations to keep abreast of the market.
  13. Attend and present when needed at weekly sales meeting.
  14. Implement and uphold marketing policies and procedures, including guidelines for all marketing job tasks.
  15. Assist with broker presentations as needed.
  16. Be available on weekends and after hours as needed.
  17. Support land in quick snapshots of our CRM Performa.

Minimum Job Requirements:


Location:

  • Local candidates only (Atlanta metro area)


Education:

  • College degree in marketing, communication, business or related field

License:

  • GA Real Estate license

Experience:

  • 1+ years in a market research or analyst position, preferably in the residential or commercial real estate industry

Computer Skills:

  • Microsoft Office including proficiency in Excel
  • Internet research
  • CRM software
  • MLS experience
