SUMMARY:

TLR Group is looking to add an additional team member to our Downtown Tampa office! We are looking for a creative, smart marketing and leasing associate. Someone who can develop and manage all aspects of our marketing, from social media to email marketing, events, branding, and videos to community outreach. The Marketing and Leasing Associate will report to the Head of Operations and will provide portfolio support within the leasing department to ensure we meet occupancy and retention goals. The ideal candidate will align with TLR's core values.

*Salary to be based on experience (Starting salary is $25/hour)*

GENERAL DESCRIPTION OF POSITION:

The marketing and leasing associate will work directly with the Head of Operations to establish plans to engage tenants in our multifamily apartment communities, assist in social media marketing campaigns, outreach marketing, leasing training, and support, create flyers for communities, create/edit business cards/signatures, branding (meeting with vendors for signage, create logoscan use outside source), etc.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Touch base & follow up with advertising vendors Manage and oversee marketing budget and contracts Social Media Marketing, Social media campaign management and engagement CRM organization and housekeeping Videos (for websites) Graphic Design and website SEO and management Headshots for website Create Marketing Templates Assist properties with planning/executing events Review and approve marketing calendar for all sites Order/Design marketing material for events or resident retention campaigns Work with Head of Operations and Operations team to ensure vacancy is low by ensuring advertising efforts are up to standard and working properly Assist properties with retention efforts New hire training for Leasing team Refresher training and regular leasing meetings to ensure the onsite team is properly trained Create Marketing ads that bring in leads Strengthen online presence, increase reviews for all sites Website Management (Edit sites, including corporate site) Facebook/Instagram/Google/Yelp/ETC. Page/Group management Design Establish an Employee reward system Provides support to leasing office staff with any questions or conflicts that may need to be addressed, and will focus on improving overall customer experience property performance as it pertains to sales and leasing Completes regular marketing audits (websites, google, social media, etc.) Assists in takeover of new properties by training leasing consultants and assisting with marketing materials Assists with marketing efforts to promote positive awareness of TLR properties and increase traffic of prospective residents Visit properties regularly to observe leasing consultants and ensure they are performing up to TLR standards. Review observations and discuss recommendations with the Head of Operations Visit properties regularly to assist with occupancy and retention Schedule Secret Shops and discuss results with the onsite team Assists operations in implementing strategies to improve the quality of service Complies with all applicable federal, state, and local laws and regulations governing the real estate industry, multifamily housing, and leasing activities. Pursues, obtains, and maintains applicable licenses and credentials as required Creates a fun and motivational work environment that reflects TLR's culture Other duties as assigned by the Head of Operations to meet the needs of the business QUALIFICATIONS, SKILLS, AND ABILITIES:

Must have proficiency in working with:

Social media, CRMs, Email, MS Office, and property management software Photo and video editing apps (Adobe Apps) Social Media Strategist using social media for brand awareness and impressions -Facebook and Instagram content creations and Ads Graphics Microsoft (outlook, TEAMS, etc.) Apple (Will work on a Mac) Strong analytical and critical thinking skills Strong communication and presentation skills Ability to work well in teams and individually without supervision Highly creative individual Experience in identifying target audiences and devising online campaigns that engage, inform, and motivate Up-to-date with the latest trends and best practices in online marketing and measurement Excellent knowledge of Facebook, Twitter, LinkedIn, Pinterest, Instagram, Google+ and other social media best practices Understanding of SEO and web traffic metrics Familiarity with web design and publishing Excellent multi-tasking skills Critical thinking and problem-solving skills Team player Good time-management skills Great interpersonal and communication skills Entrata PM Software preferred Squarespace knowledge preferred Ability to maintain confidentiality and maintain appropriate discretion Customer Service skills and conflict resolution skills to overcome objections and resolve issues Skill and ability to clearly and concisely communicate verbally and in writing Ability to inspect product (units, property/curb appeal) to determine adherence to standards Knowledge of apartment management laws and regulations at the federal, state, and local levels Ability to travel for rotational leasing assignments, training, meetings, and/or events Knowledge of leasing practices, terms and conditions Sales knowledge and skills to sell products and services to new and existing customer EDUCATION AND EXPERIENCE:

2+ years of marketing experience required or strong education/background in Marketing Must have at least a Bachelor's degree in Marketing Property Management experience preferred but not required Customer Service skills Must have reliable transportation and a valid driver's license

ADDITIONAL INFORMATION:

The role is based out of the corporate office in Downtown Tampa. The Marketing and Leasing Associate should expect to travel to properties based on the need 2-3 days out of the week.
