Community Manager

Job Description

The Community Manager is responsible for the recruitment, training, development, and supervision of onsite staff, sharing the responsibility for maintaining the physical asset and performance of assigned properties in their portfolio while maintaining a strong client relationship.
  • Oversee the operational aspects of the property, including maintenance requests, lease agreements, and rent collection.
  • Conduct weekly team meetings, including one-on-one meetings such as coaching, conflict resolution, goal setting, and annual reviews
  • Handle employee relations issues among staff
  • Conduct onboarding, training, and mentoring for all new team members
  • Ensures staff compliance with company policies and procedures
  • Establish work schedules and set standards that meet the needs of the property
  • Serve as the primary point of contact for residents, addressing inquiries, concerns, and resolving issues promptly and effectively
  • Complete required reports including weekly Manager Reports, and monthly Market Survey and Month End reports
  • Handle community emergencies, including after hours, holidays, and weekends
  • Enter and code all invoices upon receipt, no later than the 10th and the 20th of the month for twice monthly payable process
  • Submit monthly company credit card receipts promptly
  • Assist with annual budget preparation and operate within budget guidelines
  • Maintain annual Fair Housing certification
  • Review property website, ILS listing, and advertising for accuracy
  • Review social media postings and content
  • Source vendors, review vendor contracts, and obtain COI (certificate of insurance) for all vendors
  • Approve timecards for community staff by 5:00 PM on Friday, including PTO approvals, maintenance on-call shifts, holidays, and absences
  • Audit floor plans, pricing, work orders, make-readies, delinquency, and pending applications
  • Oversee and manage capital improvement
  • Responsible for property risk management and maintaining safety standards
  • Other duties as assigned by Regional Manager


Qualifications
  • BS Degree in Business Administration preferred
  • Prior Community Manager experience preferred
  • Certified Apartment Manager (CAM), Residential Apartment Manager (RAM) or Certified Property Manager (CPM) certification preferred
  • Knowledge of state law and fair housing is required
  • Proficiency in Microsoft Office Suite including Sharepoint, Teams, Excel, Word, Powerpoint
  • Experience working with financials and budgets
  • Strong leadership skills
  • Excellent customer service and professionalism
  • Must be motivated and have a self-starter mentality
  • Must be able to work as a team and independently without direct supervision
  • Experience with Entrata is a plus

Travel
  • Must be willing to assist at sister communities in the area as needed
  • Must have a valid drivers' license, maintain personal auto insurance, and have a personal vehicle

Physical Requirements
  • Lift up to 20 pounds
  • Sit and stand for long periods of time
  • Physically walk and inspect the property on a regular basis, including climbing stairs, ladders, and/or step stools in varying outdoor weather conditions

Employment Status

This position is a full-time, exempt position that may require availability to work some nights, weekends, onsite, and occasional holidays. This position also requires regular attendance and active participation at company functions and events.
