Position Information:

  • Salary Range: $26 - $28 hourly (DOE)
  • Work Schedule: Tuesday - Saturday (9:00am - 6:00pm)
  • Apartment Unit: This position comes with a comped apartment unit

Job Summary

Under the supervision of the Regional Manager, the Community Manager is responsible for all operations of the apartment community. The selected individual will manage the community and operating budget, in accordance with company objectives and with the primary objective of increasing net operating income of the community. The Community Manager will maintain the physical asset and provide a quality living environment for residents.
The selected individual will manage employees by establishing a positive, productive working relationship with the community team members.

Essential Functions

  • Lead direct reports in an effective manner to meet objectives.
  • Respond to resident complaints and provides resolutions.
  • Ensures and promotes resident retention.
  • Prepare lease documents when needed. Verify lease files, accurate completion of applications, income verifications, and other related paperwork.
  • Support quality control by ensuring staff is recording accurate data and transactions in OneSite in accordance with GK policy and procedures.
  • Ensure all monies are posted in OneSite and deposited in a timely manner.
  • Maintain delinquency less than 1% at all sites.
  • Process and approve all A/P in a timely manner.
  • Monitor expenses to budget, utility expense, preparation of move out statements are completed within 21 days of move out, and accuracy of payroll.
  • Monitor Capex Budget to include bid process and management of projects to completion.
  • Consistently inspect community and assess condition, including market window, units, common areas, leasing office and grounds. Ensure sites are clean and well maintained. Inspect for any potential liability and immediately report. Complete monthly property inspection report on time and submit to Regional Manager.
  • Ensure turnover of vacant units are completed within 5 days in accordance with GK policy.
  • Ensure Compliance of Fair Housing for all team members.
  • If applicable, ensure compliance with all applicable regulatory and monitoring federal and state agency requirements including, but not limited to HUD Multifamily programs, HOME, and Bond.
  • Ensure sites respond to all Risk Management issues including reasonable accommodations in accordance to GK policy.
  • Responsible to ensure performance of safety and risk management functions are being performed onsite at all communities including “evening” lighting audits.
  • Serve and guide site staff to professionally represent GK for all court proceedings including evictions and small claims cases.

  • Provide written responses in a professional timely manner.
  • Effectively communicate company objectives to staff through monthly training and delegation. Follow up with team members to ensure all objectives are met.
  • Immediately address and document performance issues.
  • Analyze financial reports, vacancy turn around reports, and participate in the preparation of annual budgets.
  • Follow up and document discrepancy found in reporting with GK policy.
  • Knowledge of basic office practices and procedures. Ability to establish priorities and coordinate work activities. Ability to exercise initiative and problem solving skills.
  • Monitor community compliance with all Fair Housing regulations and compliance with local ordinance and laws as they relate to company or community specific guidelines in occupancy standards, demonstrating at all times firm, fair, and consistent administration of all legal and company policies and practices.
  • Ensure staff members participate in company-provided training such as fair housing, safety, non-discrimination and harassment prevention.
  • Perform other duties as assigned.

  • Proven professional verbal and written communication skills. Effectively present information to employees, residents, corporate personal, and Executive team members.
  • Possess professional, friendly telephone and greeting skills. Demonstrated experience in customer service, external and internal.

Minimum Qualifications Required
  • Bachelor Degree in Business or related field highly preferred.
  • At least 3+ years property/community management experience at the Community Manager level
  • Previous experience must include responsibilities for property operating budgets, financial planning, analysis and tracking and solid financial results
Certifications
  • Property Management Certification a plus.
Computer Skills
  • Require knowledge of computer systems and applications. Demonstrate proficiency in the use of the Internet and Internet searches. Requires intermediate knowledge of Onesite, Microsoft Word, Microsoft Excel, Microsoft Outlook, UltiPro, and the Internet. Must have prior property management software knowledge. Requires intermediate typing skills. Ability to use telephone voicemail, fax, and copy machine.


Physical Requirements

Requires mobility and walking to several different locations including walking up/down stairs, some bending, stooping and stretching. May require the ability to lift up to 10 pounds, usually file boxes. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare and communicate appropriate reports.

Working Conditions

Normal office environment. Incumbents must be able to physically access all exterior and interior parts of the community and amenities. Periodic exposure to outside elements where temperature, weather, odors and/or landscape may be unpleasant and/or hazardous. Work schedules may vary based on demand.
