POSITION SUMMARY

The Design Manager will oversee multiple affordable multi-family projects from start to finish, coordinating design, budgeting, scheduling, and construction to ensure on-time, compliant and on-budget delivery that aligns with Elmington's standards and overall vison. All activities will be performed in support of the values of Elmington Construction.

SPECIFIC EDUCATION OR EXPERIENCE:
- Bachelor's or Master's degree in Architecture, with a minimum of 8-10 years of experience in multi-family residential, commercial real estate, or a related field.
- Experience: Minimum 5 years in a leadership role within a design firm.
- 5+ years of experience with Multifamily scope of projects
- Licensed Architect strongly preferred.
- Experience with multifamily architectural design through all design phases with an understanding and knowledge of the materials and detailing typically associated with Type I, Type III, and Type V multifamily residential and mixed-use construction.
MINIMUM QUALIFICATIONS:
- Garden style or Mid-rise multifamily, with in-depth knowledge of commercial real-estate design principles, industry standards, building codes, and zoning regulations.
- Minimum of 5 or more multifamily projects of 150+ units or more within the last 8-10 years preferred.
- Familiar with city permitting, zoning and the entitlement process.
- Strong proficiency in relevant architectural software such as AutoCAD, Revit, Bim 360, and similar tools.
- Proficient in Adobe Suite, Bluebeam, Microsoft Office, Autodesk, PlanGrid, Lumion, and CAD as needed.
- Proficient in Microsoft Office applications, including Excel, Word, Outlook and PowerPoint.
- Enjoys a fast-paced environment, demonstrate exceptional attention to detail, organizational abilities, shows responsibility, and takes pride in their work.
- Adaptable and collaborative with diverse in-house teams of developers, builders, designers, and marketing.
- Strong understanding of brand-driven design principles, with the ability to creatively apply brand guidelines to unique residential spaces.
- Highly organized, detail-focused, and capable of strategic planning and management to align design initiatives with broader business goals.
ESSENTIAL JOB FUNCTIONS:
- Ensure that design solutions are creative and efficient, aligned with client requirements and vison, budget constraints, and project timelines.
- Oversee the development of design concepts, including conceptual and schematic architectural plans, renderings, and specifications on multiple projects at a time.
- Develop and iterate conceptual site plans or density studies, incorporating feedback and/or revisions from stakeholder or regulatory authorities until accepted.
- Integrate zoning regulations and jurisdictional requirements into site planning processes.
- Manage the production of all Contract Documents by consultants through Issued of Construction set of documents, while ensuring compliance with project programming goals, standards, specifications, and adhere to all relevant codes and regulations.
- Review and approve design deliverables from consultants, ensuring high standards of quality and consistency.
- Ensure quality and accuracy of architectural plans specifications and documentation.
- Assist in project Contract Administration as needed.
- Act as the primary point of contact for Elmington regarding design-related matters.
- Conduct design presentations and workshops to communicate concepts and gather feedback.
- Study current trends in residential + multifamily projects and incorporate them into the design strategies process.
- Ability to create 3D models and loose renderings, provide reference images or diagrams where necessary.
- Create and present project updates, progress reports, and design proposals to management and stakeholders.
