Key Responsibilities:
Marketing & Leasing:
- Meet income and occupancy goals
- Develop and implement marketing strategies
- Oversee leasing processes and team
- Conduct market surveys and maintain competitive edge
Maintenance:
- Regularly inspect properties with Maintenance Supervisor
- Manage move-ins/move-outs and unit conditions
- Supervise contractors and analyze maintenance operations
- Ensure clean, safe, and well-maintained properties
Resident Retention:
- Manage resident requests within 24 hours
- Oversee lease renewal process
- Develop community programs to enhance retention
Administration & Accounting:
- Prepare budgets and financial reports
- Manage rent collection and delinquent accounts
- Maintain accurate property transaction records
- Optimize income and minimize operational costs
Supervisory Duties:
- Oversee Maintenance Department, office, and leasing personnel
Requirements:
- Proven experience in property management
- Strong leadership and communication skills
- Ability to work nights and weekends as needed
- Proficiency in property management software
Qualifications:
- Education and/or Experience: Bachelor's degree (B.A.) from a four-year College or university; or three to five years of related experience and/or training; or equivalent combination of education and experience.
Language Skills:
- Ability to read, interpret, and communicate documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write memos, letters, and reports.
- Ability to respond to complaints or inquiries from employees, residents, prospects, and vendors.
Mathematical Skills:
- Ability to calculate figures and amounts such as discounts, interest, commissions, and proportions.
Reasoning Ability:
- Ability to solve practical problems by considering courses of action within the framework of existing policies, principles, and standards.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form and deal with issues or problems by identifying relevant information and developing solutions through analysis and planning.
Computer Skills:
- Proficiency in spreadsheet software, word processing software, and property management software.
Certificates, Licenses, and Registrations:
- Property Manager License and/or Real Estate License required as per state and local laws.
- ARM, CAM, CAPS, MPM, RMP, preferred but not required.
Physical Demands:
- While performing the duties of this job, the employee is frequently required to reach with hands and arms.
- The employee is usually required to stand, walk, sit, use hands and fingers to manage or feel, and communicate verbally.
- The employee must occasionally lift and/or move up to twenty-five pounds.
- Specific vision abilities required by this job include close vision and distance vision.
