Job Description
The Willows of West Hills is currently looking for an experienced property manager to join and lead the team!
Job Summary
Responsible for all community management operations including direct supervision of the on-site team, property maintenance, tenant relations, property budgets, support to leasing/re-leasing, collections, reporting, tenant improvement activities, property appearance and condition, and directing on-site leasing and marketing activities
Duties/Responsibilities
- Manage daily operations of the property to achieve established budgeted financial and operational goals.
- Lead, train and manage a high-functioning team while fostering a positive, collaborative, and empowering work environment to maximize employee engagement and reduce turnover.
- Perform regular property inspections to ensure the appearance and physical aspects of the properties meet the highest level of curb appeal, established standards, and safety.
- Oversee property management operations, leasing, repairs and maintenance, and turns and renovations.
- Control expenditures by staying within constraints of the approved budget including maintenance repairs.
- Work closely with Human Resources for all personnel processes including recruitment, training, corrective action, and compliance.
- Ensure timely responses to owner requests and maintain highest level of property appearance.
- Monitor compliance to ensure employee practices are in accordance with company policies and applicable laws.
- Assist in the preparation of annual budget, track/report on the financial performance of the property and implement strategies for enhancing the value of the property.
- Meet occupancy and collections goals.
Education and Experience:
- 3+ years experience in multifamily property management.
- 3+ years experience managing people.
Required Skills/Abilities
- Proven supervisory skills to hire, lead, train, direct, and evaluate team members.
- Proficiency in property-level accounting with demonstrated success at working within a budgetary framework.
- History of maintaining high occupancy, low turnover, and low delinquency.
- Exceptional organizational and time management skills and a focus on details.
- Understanding of laws, guidelines, and best practices of property management.
- Proficient in MS Office Suite and property management software AppFolio preferred).
- Excellent verbal and written communication skills to interact effectively with residents, internal associates, ownership, and vendors.
- Ability to act with urgency while under time and budget constraints.
- Strong business acumen.
Physical demands
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift, bend, stoop, climb, reach, and lift up to 30 pounds at a time without assistance.
- Must be able to walk various terrain and climb stairs and ladders.
- Must possess and maintain a valid drivers license and motor vehicle insurance to operate a golf cart and company or personal vehicle.
Education
High school or equivalent, college degree preferred
Additional eligibility requirements
Valid and current Drivers License
Must past a background check, drug screen and motor vehicle report prior to first day of employment
Fair Housing certification or ability to obtain within first 30 days of employment (course provided by employer)
