In our continued transformation from a real estate company to a customer experience company, we are seeking a General Manager/Marketing Director. This position will report directly to the Regional Vice President, Property Management and is based at our Little Rock, AR center and includes working with the management team, Tanger Ambassadors, vendors, tenants, and shoppers. About the Role: The General Manager/Marketing Director position is a dual role with overall responsibility and accountability for the outlet center. In this position, you will drive property level NOI, center traffic and sales with a focus on revenue generation, expense management, innovation and creativity to enhance and complement the shopper and retailer experience. You will work to protect and preserve the real estate asset remaining focused on increasing center sales and traffic which contribute to making Tanger a First Choice destination and best in class shopping experience. Focusing on Tanger’s high standards, you will operate a clean, well maintained, attractive, well-lit and safe outlet center providing customers a positive shopping experience. You will supervise the Operations Director and work with the operations/maintenance/housekeeping teams for adherence to Tanger’s high standards of excellence, proper scheduling, and cost control. Possessing a vision for the big picture, you will drive NOI by increasing revenue streams while effectively managing expenses. With a strong focus on innovation, you can identify underperforming metrics, inefficient processes, and develop strategies that leverage company programs, tools, and resources to maximize all applicable core profit centers including fixed CAM, short term leasing, utilities, waste handling, business development, etc. Keenly aware of the current retail landscape and consumer trends, you will develop comprehensive strategic business plans, budgets, and 5 year capital plans that maximize property NOI and enhance the real estate asset. You will complete monthly financial forecasts managing real time revenue and expense positions. Customer-centric and community oriented, you will establish proactive relationships with each store manager by communicating with managers and visiting stores frequently. Capitalizing on your relationships, you will prioritize local leasing canvassing, deal making and incubating deals with local retailers to increase occupancy and rent, both in-line and common area, while maintaining appropriate visual and use standards. You will support local retailers to be successful. In conjunction with other management team members, you will conduct quarterly managers' and marketing advisory board meetings to discuss all center activities (operations, marketing and security) and topics such as customer service, shoplifting, security, and other pertinent topics. Supporting Tanger corporate programs and positioning Tanger and the center as good corporate citizens, you will develop and execute an annual marketing plan and budget focused on increasing center sales and traffic and driving sponsorship and media sales. As the primary business development representative for the center, you will be accountable for prospecting, canvassing and closing media, sponsorship, and non-transactional revenue deals consistent with annual revenue goals as established by the Regional Manager, Marketing Partnerships. Creating trackable results and ROI analysis, you will create and/or execute national and local programs that integrate retailers, drive traffic and sales, create revenue opportunities and generate positive publicity for the center. In order to achieve personal and property sales goals and drive NOI, you will actively create and sell media, sponsorship, and programming opportunities. Managing the local sales process from beginning to end, you will establish a pipeline, refine sales targets and pitches, and cultivate relationships with brand-appropriate partners in pursuit of center deals. In this role, you will effectively communicate the benefit of Tanger Outlets and offer marketing and advertising solutions to clients. Collaborating with RVP of Marketing, Corporate Marketing and media agency you will develop targeted advertising and media plans. Inspiring success, you will oversee management of Shopper Services, including hiring, training, budget management, progress against goals and performance of Shopper Services staff. Communicating effectively, you will ensure that customer service representatives deliver outstanding service to shoppers and retailers. We will look to you to flawlessly execute national, regional and local Marketing and Marketing Partnership programs. Engaging with the local community, you will develop and execute a local tourism strategy to include bus and tour group programs, partnerships and cross-promotions with local hotels, resorts and other tourist destinations. You will participate in festivals, conventions and trade shows as applicable. You will develop positive working relationships with community and civic leaders that benefit the center and increase awareness of the center’s and Tanger’s role as a good corporate citizen. Partnering with Human Resources, you will build a team that embodies the Tanger brand by recruiting, hiring, training, developing and coaching staff members to assist in the management and operation of the shopping center. You will provide employees the appropriate resources and consistent training to successfully perform at high levels, while following Tanger policies and procedures. Always keeping the safety and wellbeing of shoppers, retailers, and employees top of mind, you will work with the security provider to develop and execute a center specific security plan addressing and anticipating the needs of the center in order to maintain a safe and secure shopping environment. With the goal of moving business forward and eliminating obstacles to progress, you will ensure field support for all Tanger corporate departments, as required including Leasing, Construction, Accounting, etc. About You: You naturally use independent judgment, critical thinking and prioritization to understand changing business needs. You possess the ability to identify areas of ambiguity and think strategically to make decisions within established policies and guidelines. You have management/supervisory experience and demonstrated leadership capacity, including the ability to mentor, influence and motivate others. You are an exceptional communicator with a passion for people with strong interpersonal skills and are comfortable working in a team-oriented environment. Building team relationships to increase performance, cohesion, and engagement is important to you. You are comfortable in a fast-paced environment and possess exceptional organizational and time management skills which help you prioritize and manage multiple high-level projects with timelines even through frequent interruptions and changing deadlines. You are proficient in Microsoft Word, Excel, PowerPoint, Office 365, and are able to quickly learn Tanger systems. Your education includes a bachelor’s degree from an accredited university and 4+ years of experience in management, marketing, or the hospitality industry or any combination of equivalent education and experience. Experience in the commercial real estate industry or a retail environment is a plus. Working a flexible schedule to accommodate business needs, including holidays, is no problem. You are able to travel via commercial airlines and maintain a valid driver's license to operate your own vehicle or rental car in a safe manner. This position requires up to 5% travel.
