Vicinia Property Management is looking to hire a Community Manager.

The Community Manager is responsible for all operations of the apartment community with the primary objectives of increasing the net operating income of the community, maintaining the physical asset, providing for a quality living environment for residents, and establishing a positive, productive working relationship with the community staff. This position is utilized as a floater position to be assigned to a variety of communities as needed and is under limited supervision.

Supervisory Responsibilities: This job supervises more than two (2) team members.

Education and Experience: High school diploma or equivalent is required. A minimum of one year residential property management experience including supervisory responsibilities is required. 2 or more years is preferred. Excellent communication, organizational, and leadership skills necessary. Prefer sales/multi-family leasing experience and/or hospitality industry and/or product sales. Marketing and budgeting experience preferred. Computer literacy, including experience with computerized property management and/or accounting software desired.

Essential Duties and Responsibilities:

  • Provides information about the apartments and the community to prospective residents and schedules visits.
  • Accurately prepares and assists with all leasing paperwork (i.e., applications, lease agreements, addenda, employment checks, credit checks, and leasing move-in packets).
  • Collects security deposits, rent, and all other funds associated with resident moves, safeguarding monies received consistent with Company policy.
  • Monitors the effectiveness of overall marketing efforts and offers input to the Regional Property Manager regarding promotions and advertisements.
  • Strives to continuously meet or exceed resident satisfaction benchmarks.
  • Maintains accurate knowledge of all aspects of the community, particularly rent and pricing information, market comps, vacancies, and lease expirations.
  • Inspects marketing paths and all vacant apartments regularly to ensure they are ready to show to prospective residents.
  • Ensures all vacant apartments are market-ready within 48 hours of becoming vacant.
  • Hires, trains, evaluates, and supervises all on-site employees under the direction of the Regional Property Manager.
  • Conducts community staff meetings regularly and attends management meetings as scheduled.
  • Develops a team that effectively sells the quality and professionalism of Vicinia Property Management Properties.
  • Responsible for coaching community staff on common on-site tools.
  • Completes competitive surveys regularly and analyzes community market conditions.
  • Oversees, develops, and participates in various leasing training programs.
  • Executes/serves notices and demands in accordance with Company policy upon residents delinquent in their rent.
  • Monitors closing ratios for self and leasing associates to ensure requirements are met.
  • Reviews all lease renewals and initiates rent/fee changes according to the operating budget and market conditions.

Compensation: $55,000 - $65,000
