We are currently hiring a Community Manager for The Gardens at Clearwater in Kerrville, TX.

Job Description:

The Community Manager oversees the overall performance of their assigned property, including managing staff, leasing, marketing, market analysis, resident relations, and budget management.

Key Responsibilities:

• Manage daily operations of the property.
• Ensure physical aspects of the property are maintained and fully functional.
• Engage with residents to foster relationships and retention.
• Maximize net operating income through effective cost control.
• Develop and manage annual operating and capital budgets.
• Enforce lease agreements and compliance with Fair Housing Laws.
• Communicate with staff and ensure policy adherence.
• Oversee maintenance staff and ensure units are market-ready.
• Promote safety and conduct regular inspections.
• Bid, negotiate, and manage vendor contracts and projects.
• Train staff in sales and marketing strategies.
• Prepare and submit required reports.
• Handle rent collection, invoicing, and other assigned tasks.

Qualifications:

• Strong financial skills in budgeting, forecasting, and cost control.
• Ability to lead staff in a fast-paced environment.
• Excellent multi-tasking and deadline management skills.
• Professional communication with residents, vendors, and staff.
• Proficiency in Microsoft Office and Yardi Voyager.
• Willing to work weekends, holidays, and travel for training and meetings.
• High school diploma or equivalent; college preferred.
• Minimum 3 years as a Community Manager or Assistant Community Manager.
