We are currently hiring a Community Manager for The Gardens at Clearwater in Kerrville, TX.
Job Description:
The Community Manager oversees the overall performance of their assigned property, including managing staff, leasing, marketing, market analysis, resident relations, and budget management.
Key Responsibilities:
- Manage daily operations of the property.
- Ensure physical aspects of the property are maintained and fully functional.
- Engage with residents to foster relationships and retention.
- Maximize net operating income through effective cost control.
- Develop and manage annual operating and capital budgets.
- Enforce lease agreements and compliance with Fair Housing Laws.
- Communicate with staff and ensure policy adherence.
- Oversee maintenance staff and ensure units are market-ready.
- Promote safety and conduct regular inspections.
- Bid, negotiate, and manage vendor contracts and projects.
- Train staff in sales and marketing strategies.
- Prepare and submit required reports.
- Handle rent collection, invoicing, and other assigned tasks.
Qualifications:
- Strong financial skills in budgeting, forecasting, and cost control.
- Ability to lead staff in a fast-paced environment.
- Excellent multi-tasking and deadline management skills.
- Professional communication with residents, vendors, and staff.
- Proficiency in Microsoft Office and Yardi Voyager.
- Willing to work weekends, holidays, and travel for training and meetings.
- High school diploma or equivalent; college preferred.
- Minimum 3 years as a Community Manager or Assistant Community Manager.
