POSITION OBJECTIVE The Director of Design reports to the Chief Development Officer and is responsible for establishing and maintaining The Model Group’s design standards across market-rate, affordable housing, and mixed-use developments. This role ensures high-quality and efficient project execution by developing and implementing design processes that enhance both aesthetics and functionality while aligning with construction cost objectives. The Director of Design plays a critical role in shaping project design from inception to final delivery by directing architect teams, optimizing construction methodologies, and solving complex design challenges. The position also serves as a mentor to project managers, providing guidance on best practices in design and construction. JOB RESPONSIBILITIES Design Standards & Process Development Establish and maintain Model Group’s design standards for market-rate and affordable housing, as well as mixed-use projects. Develop and implement design processes that balance high-quality outcomes with efficiency. Direct architectural teams to design within target construction budgets, ensuring cost-effective yet functional and aesthetic solutions. Serve as a strategic problem solver for complex development projects, offering design guidance and solutions to optimize project execution. Stay informed on industry trends, emerging construction technologies, and best practices to continuously improve The Model Group’s design approach. Design Administration Assist the Development team in selecting the appropriate Architectural and Engineering teams for each project. Establish and maintain standard contract language for architectural and engineering agreements. Review and provide input on all A/E proposals and contracts. Conduct drawing reviews throughout project phases, including Schematic Design (SD), Design Development (DD), and Construction Documents (CD). Provide in-house architectural support by conducting test fits and feasibility studies for potential acquisitions. Guide and consult on commercial tenant build-outs to ensure space layouts and requirements align with marketability and operational efficiency. Review and provide input on housing finance agency Design and Construction Features Agreements. Stay updated on funding agency requirements and regulatory changes, ensuring compliance is integrated into project design as needed. Project Feasibility & Oversight Assess zoning, density, massing, and site suitability before the development team engages an architect. Provide feasibility studies and test fits to evaluate potential project acquisitions. Offer guidance on larger, complex development projects, helping to resolve difficult design and construction challenges across the portfolio. Demonstrate familiarity and the capacity to learn about incentives available for urban development, including but not limited to Low-Income Housing Tax Credits (LIHTC), New Markets Tax Credits (NMTC), historic subsidies, and green incentives. Up-to-date knowledge of sustainable design concepts in residential site development and construction, including LEED and Enterprise Green Communities. Strong understanding of construction projects, including schedules, cost considerations, and contract delivery methods. Leadership & Communication Strong leadership skills with the ability to mentor and guide project managers and teams. Excellent written, verbal, and graphic communication skills to effectively convey design intent and collaborate with both internal and external teams. Ability to work collaboratively in a team environment while also making independent decisions within project assignments. Project & Time Management Ability to set and manage priorities effectively across multiple assignments and competing deadlines. Strong organizational skills with attention to detail and the ability to manage complex projects efficiently.
