Assistant Community Manager, Student Housing

Job Summary: The Assistant Community Manager provides administrative support for the daily operations for Spinner Place, Redstone Lofts, and Redstone Commons. The Assistant Community Manager assists with leasing, resident retention, community devlopment and marketing. Redstone is looking for a candidate that consistently exhibits a professional communication style, positive attitude, and detail-oriented organization skills. Our preferred candidate will be able to pivot with the changing needs of projects, promote team values, and exhibit self-direction.

Reports to: Director of Community Management

Supervises: Not applicable

Wage Status: Non-Exempt (eligible for overtime)

Job Responsibilities:

Office Administration
  • Answer phones, maintain phone system, email follow up, and greet walk-ins.
  • Assist with mail and package receiving and account set ups with Parcel Pending for Lofts and Commons and Notify for Spinner Place.
  • Manage parking permit and bike permit processes and develop needed parking reports and audits.
  • Maintain a quarterly key audit schedule.
  • Provide notices for maintenance visits as needed.
Physical Plant
  • Collaborate with maintenance team colleagues on appearance of property, reporting any needed repairs on a timely basis.
  • Support maintenance team by serving as a liaison with residents around routine maintenance requests, preventative maintenance work, and emergency maintenance needs.
  • Support annual apartment turnovers, including move-ins and move-outs, and termination procedures.
  • Verify and assist with lock outs and key replacement.
  • Regularly send out and review survey to residents for work order completion.
Resident Support & Retention Efforts
  • Address resident concerns and requests on a timely basis and in a professional manner.
  • Assist Community Manager with rent reminders and outreach for unpaid rent.
  • Develop and/or implement resident retention programs (i.e., resident functions, special promotions, etc.).
  • Draft and distribute monthly resident communications, effectively utilizing a range of mediums to convey company and community information to residents in a timely fashion.
  • Consistently implement policies of the community, as directed.
  • Expected to provide unparalleled customer service, creating a strong sense of community for all residents.
Leasing and Marketing Support
  • Assist with leasing efforts through answering questions about leases, entering information into UVM Res Life for prospectives, providing showings, and sending leases to approved applicants.
  • Provide support with answering questions on payment schedules and troubleshooting technical issues.
  • Assist with uploading documents into Yardi; auditing and following up on missing documents.
  • Assist with sourcing and ordering marketing materials and maintain an inventory of marketing supplies.
  • Provide social media support.
  • Attend marketing and sponsorship tabling events.
  • Other duties as assigned.

  • Employees must fulfill the performance standards of this position and comply with policies, rules and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or writing) to employees.
  • Must have valid driver's license free of major moving violations and reliable transportation to travel between managed properties
