POSITION: Leasing & Marketing Team Leader, New Development (Full-time, Non-Exempt)

COMPENSATION: Hourly Rate, plus Benefits and Bonus eligibility

SUMMARY

As the New Development Leasing & Marketing Team Leader, you are responsible for assisting the New Development Community Manager in maintaining all aspects of property operations, with a concentration on leasing, marketing, branding, future resident relations, and functions of the temporary leasing office and the community. The goal is to strive for 100% occupancy through pre-leasing of future availability.

RESPONSIBILITIES (Including but not limited to)

  1. Utilize Company leasing expectations and procedures to greet prospective clients, qualify their needs, present the temporary leasing office, and follow up using Cardinal’s Sales Platform.
  2. Earn and maintain a Cardinal Way of Leasing certification by utilizing available resources and passing in-house and third-party assessments.
  3. Assist the Community Manager in training Leasing Team Members in customer service, phone etiquette, leasing workflows, resident interactions, marketing, and CWoL.
  4. Answer incoming phone calls professionally and handle them appropriately.
  5. Complete lease applications and participate in the verification process, notifying prospective clients of results.
  6. Maintain the temporary office and tour route to ensure curb appeal.
  7. Implement new development grand opening events and open houses.
  8. Plan and execute a Monthly Marketing Plan (MMP) that includes residential events, housing fairs, open houses, and digital marketing.
  9. Create partnerships with local businesses and national vendors to enhance brand awareness.
  10. Manage the community’s social media accounts, creating engaging content and analyzing performance.
  11. Maintain and improve the community’s online reputation through reviews and satisfaction surveys.
  12. Stay informed on market conditions and trends, reporting weekly and adjusting marketing strategies as needed.
  13. Participate in Cardinal U training as required.

QUALIFICATIONS

  1. 1-2 years of customer service and sales experience.
  2. Strong social media skills and understanding of digital marketing trends.
  3. Excellent communication skills.
  4. High-energy and enjoys a fast-paced environment.
  5. Pride in providing excellent service.
  6. Basic computer skills for correspondence and memos.
  7. High School Diploma or equivalent.
  8. Available to work evenings and weekends.
  9. Ability to embody the Cardinal Culture and Core Values.
